The opportunity
We are looking for a Building Regulations Principal Designer (BRPD) to join our Compliance & Building Safety team. You will be taking on appointments from day one, on projects where the regime needs to be applied properly, not just ticked off.
As Principal Designer under the Building Regulations, the dutyholder role introduced under the Building Safety Act 2022, you will work across higher-risk and non-higher-risk projects. Clients, design teams, and contractors will look to you for a clear answer. And because this is a dedicated role, you will not be squeezing it in around your own design deadlines.
You will also have a real say in how the service is run, working alongside colleagues who are easy to get on with and happy to share what they know. You will be based at our Coventry office and work on a hybrid basis, splitting your time between the office, home, and client sites, and travelling to site visits and project meetings as your appointments need.
What you will do
- Take on Principal Designer appointments under the Building Regulations across higher-risk and non-higher-risk projects.
- Plan, manage, and monitor design work so that it complies with the Building Regulations.
- Coordinate designers, check their competence, and make sure they understand and meet their duties.
- Maintain design compliance trackers, and support clients through Gateway 2, Gateway 3, and the golden thread on higher-risk buildings.
- Complete Principal Designer declarations at project completion.
- Give clients, design teams, and contractors clear, confident advice on what the regulations require of them.
- Scope and price BRPD work, and prepare quotes and proposals alongside the sales team.
What we are looking for
Essential:
- A track record of delivering BRPD duties, either as the appointed Principal Designer or working directly alongside one.
- A strong working knowledge of the Building Safety Act 2022, the dutyholder and competence requirements in Part 2A of the Building Regulations 2010, and the Approved Documents.
- The confidence to hold your position with clients and design teams when compliance is at stake.
- The organisation to run several appointments at once, and clear written and verbal communication.
- A degree or equivalent experience in architecture, architectural technology, building surveying, engineering, or a related built environment discipline.
Desirable:
- Experience on higher-risk buildings, including Gateway submissions.
- Evidence of Principal Designer competence, for example, against PAS 8671, or registration on a recognised Principal Designer register.
- Professional membership or accreditation (CIAT, RIBA, RICS, CABE, APS).
- A working knowledge of CDM 2015 and fire safety legislation.
- Experience within a consultancy or professional services environment.
