Building Services Engineer – Iconic Chelsea Property

📍 Chelsea, London
💷 £45,000–£46,000 per annum
🕒 Permanent, full-time
📋 Reporting to: Contract Manager

JMPM Ltd is looking for an experienced, electrically qualified Building Services Engineer to take day-to-day ownership of the engineering service at an iconic, prestigious commercial property in Chelsea. This is a key site-based appointment for an engineer who takes pride in their building, understands what excellent service looks like and is confident working in a high-profile, client-facing environment.

The role

You will be responsible for delivering planned and reactive maintenance across the property, maintaining high standards of compliance and presentation, and developing strong working relationships with the client, occupiers and specialist contractors.

Your responsibilities will include:

  • Delivering planned preventative maintenance across building services and associated plant
  • Diagnosing and rectifying electrical and mechanical faults
  • Responding effectively to reactive maintenance issues
  • Monitoring plant condition and identifying defects before they become failures
  • Ensuring statutory and contractual compliance requirements are met
  • Managing and supervising specialist subcontractors
  • Maintaining accurate maintenance records, reports and site documentation
  • Supporting permit-to-work procedures, isolations and safe systems of work
  • Identifying opportunities to improve plant reliability, energy efficiency and maintenance delivery
  • Providing clear technical advice to the client and other stakeholders
  • Taking ownership of engineering standards and the overall condition of the property

About you

You will be an experienced, proactive and technically capable Building Services Engineer with strong electrical expertise and broad mechanical building-services knowledge.

Essential experience and qualifications include:

  • A recognised electrical qualification, ideally City & Guilds or NVQ Level 3, or equivalent
  • Strong electrical maintenance and fault-finding experience within commercial buildings
  • Good working knowledge of mechanical services, HVAC systems and associated plant
  • Hands-on experience with cooling towers and associated systems
  • Understanding of cooling-tower operation, water treatment, water-hygiene controls and Legionella responsibilities
  • Experience working with specialist water-treatment and technical subcontractors
  • Experience delivering planned and reactive maintenance in a commercial environment
  • Working knowledge of BMS operation and using building controls for fault diagnosis
  • Experience with AHUs, FCUs, pumps, motors, control systems, emergency lighting and general building-services plant
  • Understanding of statutory compliance, permits to work, isolations and safe working practices
  • The ability to assess defects and take ownership of actions through to completion
  • Confident, professional communication with clients, occupiers, contractors and stakeholders
  • Strong written communication and record-keeping skills

Desirable experience

  • Current BS 7671 / 18th Edition qualification
  • Experience within prestigious, heritage or high-end commercial properties
  • Formal Legionella or water-hygiene training
  • Experience with cooling-tower sampling, water-treatment programmes and compliance records
  • Experience mobilising or taking over an engineering service
  • Experience reviewing asset registers, PPM schedules, O&M information and statutory records
  • A track record of identifying energy-efficiency and plant-reliability improvements

What we’re looking for

Technical ability is important, but this position is also about ownership. We are looking for someone who understands their plant, notices when something does not look or sound right, investigates issues thoroughly and communicates clearly. You should take pride in plant-room standards, documentation and the presentation of the engineering service, while being confident enough to challenge contractors when expectations are not being met.

Above all, you will think ahead, identify potential problems early and take responsibility for seeing actions through to completion.

Standard working hours are Monday to Friday, with some flexibility required to support business and client needs. Overtime and occasional weekend work may also be available.
