Building Services Manager – Commercially Driven (Main Contractor)
Location: London
Salary/Package: £80,000 - £90,000 + Comprehensive Package
Skilled Careers is partnering with a dynamic and highly regarded main contractor to find a commercially astute Building Services Manager for their London operations. Known for delivering high-quality, complex projects across the capital, this business is looking for a leader who can drive both the technical delivery and the commercial success of their MEP packages.
This role goes beyond standard technical delivery; we are specifically looking for a Building Services Manager with a strong commercial edge—someone who can confidently manage procurement, drive value engineering, and work seamlessly with the commercial teams to protect the project's bottom line.
The Role
You will take the lead on the MEP delivery across key London projects, ensuring that all building services packages are delivered safely, on time, and strictly within budget. You will bridge the gap between the technical and commercial aspects of the build, ensuring sub-contractors are managed effectively and variations are tightly controlled.

Key Responsibilities:
- Manage the full lifecycle of building services delivery from procurement and pre-construction through to commissioning and handover.
- Work hand-in-glove with the project Quantity Surveyors to manage MEP budgets, scope changes, and sub-contractor accounts.
- Lead the procurement of M&E sub-contractors, scrutinizing tenders to ensure robust and commercially viable scoping.
- Identify and implement value engineering opportunities without compromising on quality or compliance.
- Drive the coordination of M&E packages alongside the wider build program, mitigating risks early.
About You
- A proven track record as a Building Services Manager, working for a recognized main contractor on London-based projects.
- Exceptional commercial awareness—you must be comfortable dealing with numbers, procurement, and financial forecasting alongside your technical duties.
- A strong background in either Mechanical or Electrical engineering, with a comprehensive understanding of complex MEP installations.
- Assertive and highly organized, with the ability to manage sub-contractors robustly while maintaining strong working relationships.

The Package
- £80,000 - £90,000 Base Salary (dependant on experience)
