Building Services Manager

Location: Southern Region

Salary: Up to £85,000 + Package

Employment Type: Permanent

The Opportunity

Our client is a well-established, privately owned main contractor with a strong reputation for delivering high-quality construction projects across London and the South East.

Due to continued growth within their Southern region, they are looking to appoint an experienced Building Services Manager to take responsibility for the successful delivery of Mechanical, Electrical, and Public Health services across a portfolio of projects.

This is an excellent opportunity for an experienced Building Services Manager who wants to join a financially secure contractor with a strong pipeline of work and a reputation for retaining its people.

The position will suit someone with a strong technical understanding of building services, ideally with a mechanical background, who is comfortable managing both mechanical and electrical packages from pre-construction through to commissioning and handover.

The Role

As Building Services Manager, you will work closely with project teams, consultants, subcontractors, and clients to ensure building services are designed, coordinated, installed, and commissioned to the required standard.

You will be responsible for:

  • Managing Mechanical, Electrical, and Public Health services across multiple construction projects
  • Taking ownership of building services delivery from pre-construction and design through to installation, commissioning, and handover
  • Reviewing design information and identifying potential coordination, buildability, and program issues
  • Managing specialist M&E subcontractors throughout the construction process
  • Monitoring building services programs and ensuring works remain on schedule
  • Chairing and attending M&E coordination, design, and progress meetings
  • Working closely with Design Managers, Project Managers, and Site Managers to coordinate building services with the wider construction program
  • Reviewing technical submissions, drawings, specifications, and subcontractor information
  • Monitoring installation quality and ensuring works comply with project specifications and relevant standards
  • Managing commissioning activities and ensuring appropriate commissioning plans are developed and delivered
  • Overseeing testing, witnessing, and final commissioning of mechanical and electrical systems
  • Managing snagging, quality assurance, and close-out of building services packages
  • Ensuring O&M information, commissioning records, and handover documentation are completed correctly
  • Supporting procurement of specialist M&E packages and identifying potential risks before works commence
  • Building strong relationships with clients, consultants, and subcontractors
  • Providing regular progress reports to senior management

The business delivers a varied portfolio of major construction projects across London and the South East, including:

  • Commercial developments
  • Life sciences and laboratory facilities
  • Education

  • Complex refurbishment and new build schemes

Projects typically involve significant Mechanical and Electrical packages, giving the successful Building Services Manager responsibility for technically demanding services installations.

The Candidate

The successful candidate will ideally have:

  • Previous experience working as a Building Services Manager, M&E Manager, or MEP Manager for a main contractor
  • Strong experience managing mechanical and electrical services on construction projects
  • A mechanical background would be advantageous, although candidates with strong all-round M&E experience will be considered
  • Experience managing projects from design and pre-construction through to commissioning and handover
  • Strong knowledge of mechanical, electrical, and public health systems
  • Experience managing M&E subcontractors
  • Good understanding of commissioning and commissioning management
  • Strong understanding of construction programs and sequencing
  • Experience reviewing drawings, specifications, and technical submissions
  • Knowledge of Building Regulations, Part L, and relevant industry standards
  • Understanding of BREEAM requirements would be beneficial
  • Excellent communication and stakeholder management skills
  • The ability to manage multiple projects and priorities
  • A stable employment history with demonstrable experience delivering projects from start through to completion

A relevant Building Services qualification such as an HNC, HND, BTEC, or degree would be advantageous, although strong practical experience will also be considered.
