BAM UK&I is recruiting a Building Services Manager to join our Central region.
Making Possible
The Building Services Manager will be responsible to the Project Manager for the satisfactory management of the building services subcontractors and will monitor the subcontractor’s progress in meeting the installation programme and the construction commitment.
Where additional assistance is required for items of a purely technical nature, the Building Services Manager will liaise directly with the requisite mechanical, electrical or public health engineer, designer or consultant.
The Building Services Manager’s responsibilities in pursuance of the adequate package management of services subcontractors will include:
- The Building Services Manager will be responsible for all things in respect of Health and Safety that are detailed within the Company’s Health and Safety Policy.
- The Building Services Manager will be responsible for maintaining an accurate day-to-day site diary detailing instructions issued, co-ordination issues identified, new activities started on site, levels of attendance by subcontractors, delays suffered, etc.
- The management of the M&E subcontractors in line with BAM Best Practice procedures & delivery processes.
- Ensure the services installations are of an acceptably high commercial quality suitable for the application and have been installed in accordance with the relevant M&E services specification and the formally issued construction drawings for the project.
- Ensure the services installations are installed following good engineering principles, in accordance with the specification and that the design intent will be met.
- Manage the information flow & Drawing Production from subcontractors & suppliers in line with the programme.
- Ensure the subcontractor(s) has adequate and competent site staff, operatives, and subcontractors to manage the installation to meet the requirements of the project documents.
- Ensure the subcontractor(s) properly issues Request for Information schedules in accordance with the drawing/procurement programmes, to enable the design engineer/client response/reply for information to be properly integrated into the drawings in accordance with the construction requirements.
- Conduct subcontractor progress meetings to monitor the Subcontractor(s) performance, progress and to identify any actions.
- Ensure a Commissionability Review for the testing and commissioning have been properly agreed and required ‘power on’, ‘gas available’ and ‘water available’ dates are properly identified together with the requisite services/ construction completion requirements to enable effective commissioning to be carried out.
- Ensure the true programme implications are properly reviewed and identified with Subcontractor(s) when requested, prior to the issue of amendment variation orders or instructions.
- Ensure that any additional work is carried out only through authorised Change Management Instruction to Subcontractor and/or variation amendments orders issued.
- Report the progress of works, every month the Building Services Manager will be expected to produce an accurate up-to-date written report concerning all aspects of the services installation for inclusion into the main site meeting report.
- At the discretion of the Construction Director, the Building Services Manager is encouraged to attend client meetings to explain the services report. The Building Services Manager may be similarly required to attend other progress and design development meetings as directed.

What do you bring to the role?
You will have demonstrable experience working in the building services environment, have strong interpersonal skills and the ability to effectively engage with clients and external consultants while building relationships internally and externally.
You will understand both internally and external delivery project procurement processes, and be comfortable working in a time critical, fast-moving environment.
- Have the ability to manage a multi-disciplinary team.
- You will be able to demonstrate effective and persuasive internal and external communication skills.
- Ability to multi-task and provide focus, direction and solutions where required.
