About the Role
As a Building Services Manager, you’ll be right at the heart of our community. You’ll oversee both in-house teams and supply partners, managing planned, reactive, and project building services. You’ll keep our homes and shared spaces in excellent condition while ensuring compliance, health and safety, ESG priorities, and delivering top-quality service for residents.
Key Responsibilities

Team Leadership:
- Mentor and support your team, ensuring clear goals and development plans.
- Lead with emotional intelligence and care, creating a positive, engaged workplace.
- Carry out appraisals and provide growth opportunities for your staff.

Management Information and Reporting:
- Analyse asset performance and service trends to drive predictive maintenance.
- Report on key performance indicators and provide clear insights for stakeholders
- Deliver timely, concise management information.

Maintaining Asset Condition:
- Oversee fabric refresh works and common space upkeep.
- Manage warranties, asset defects, and DLP schedules.
- Track and monitor equipment performance, including white goods replacements.

Statutory Compliance:
- Manage the annual compliance register and ensure records are accurate.
- Work with suppliers to ensure efficient, compliant services.
- Provide reports on compliance and escalate any non-conformities.

Health and Safety Management:
- Oversee H&S inspections and audits, working with central teams.
- Ensure incidents, assessments, and FRA reports are logged promptly.
- Deliver toolbox talks and maintain safety training records.

Financial Control & Budgeting:
- Manage budgets, operating spend, and cost efficiencies.
- Prepare annual draft budgets and monitor spend against targets.
- Oversee payroll elements such as awards, reviews, and deductions.

People Management:
- Act as a role model for urbanbubble’s values and behaviors.
- Promote staff engagement through strong communication and leadership.
- Identify learning needs, acting as coach and mentor.
Additional Duties
- From overseeing maintenance schedules to coordinating contractors and safety checks, you’ll ensure everything is maintained and operating smoothly throughout the entire property.
What We’re Looking For
- Qualifications:
- IOSH Managing Safely qualification
- Planning project qualifications
- BIFM Level 4 (or equivalent)

Experience:
- Experience managing building services in residential or similar environments
- Strong M&E knowledge with a focus on statutory compliance
- Team supervisory experience

Skills:
- Excellent relationship management with contractors, suppliers, and stakeholders
- Proficiency in Microsoft Office (Word, Excel, Outlook) and database systems (training provided)
- A proactive, professional, and results-driven approach
- Enthusiastic about customer service and passionate about delivering the best
