Job Description
The Role
The Building Services Shift Manager is responsible for leading a hands on shift operation to ensure the warehouse remains safe, compliant, fully operational, and well maintained. This role involves prioritising workloads, allocating tasks, and providing direct support to engineers and technicians. The postholder will respond to breakdowns and urgent facilities issues, ensuring timely resolution and effective communication across both Operations and Facilities teams. Acting as the first point of escalation for all facilities related technical issues during shift, the Building Services Shift Manager will ensure repairs are completed to the required standard, risks are appropriately managed, and any significant concerns the Site Facilities Manager and Building Services Manager.
Responsibilities
- Lead and supervise a team of Engineers and Support Technicians on shift.
- Plan, prepare and lead engineering projects and works, providing technical input where required.
- Manage team attendance, absence and overall shift performance.
- Develop and manage team rotas in collaboration with other Shift Managers.
- Allocate and prioritise daily workloads, including reactive tasks, planned maintenance, and operational support.
- Ensure the team clearly understands shift priorities, safety expectations, and required standards of work.
- Act as the first escalation point for all facilities and maintenance issues during shift.
- Provide coaching, guidance, and ongoing support to Engineers and Technicians.
- Conduct and document regular 1:1 meetings with team members.
- Support the scheduling and assignment of work across the team.
- Carry out engineering duties across electrical, mechanical, and building services (MEP).
- Coordinate response to breakdowns, defects, and site issues, including equipment faults, leaks, lighting, doors, welfare facilities, and yard maintenance.
- Ensure all temporary repairs, make safe actions, and permanent fixes are completed effectively and to standard.
- Escalate major faults, recurring issues, or high risk concerns to the Building Services Manager
- Maintain accurate records of all job updates within relevant systems and shift handover logs.
- Administer and utilise departmental systems and software effectively.
- Support and develop the team to operate efficiently within a fast paced - retail warehouse environment.
- Maintain strong working relationships through effective communication and a professional, collaborative approach.
- Support the wider Facilities team and contribute to overall departmental objectives.
- Carry out quality checks and spot inspections of completed work.
- Identify and implement opportunities for improved ways of working.
- Monitor contractor activity, ensuring work is completed safely, to scope, and with minimal disruption.
- Communicate contractor activities to Operations where impacts may occur.
- Escalate contractor performance issues, delays, or safety concerns to the Site Facilities Manager.
- Provide cover for the Building Services Manager when required.
- Promote team wellbeing and seek additional support where necessary.

Qualifications
- Significant experience within a warehouse or large scale site environment, managing both planned and reactive maintenance.
- Strong background in electrical or mechanical engineering (typically 10+ years).
- Relevant technical qualification (e.g. Level 3 NVQ, City & Guilds, HNC/HND in Electrical, Mechanical or Plumbing).
- Up to date electrical knowledge, including 18th Edition (preferred).
- Working knowledge of health and safety legislation (IOSH/NEBOSH or equivalent).
- Proven experience in maintenance operations, including contractor management, fault escalation, shift planning, and operational communication.
- Experience managing asset lifecycle, including refurbishment and replacement of end - of -life equipment.
- Strong knowledge of building services and equipment such as MHE, conveyors, dock doors, HVAC, lighting, plumbing, fire systems, and BMS.
- Experience using CAFM systems, BMS, and Microsoft Office 365.
- Demonstrated ability to lead and manage teams in a fast paced environment including administration responsibilities.
- Ability to communicate technical information clearly to non technical stakeholders.
- Flexible approach to working patterns, including overtime and on- call rota cover where required.
- Proactive, adaptable, and solution focused, with the ability to work under pressure and respond to changing priorities.
- Self motivated and resilient, with the ability to sustain high performance over extended periods.
