About the Role

We are looking for an experienced Building Surveyor (Disrepair) to join the Repairs and Property Services team of a leading social housing provider in North East London.

This is a permanent, full-time opportunity offering up to £60,000 per annum, Monday to Friday, 9am–5pm.

The role will focus on the end-to-end management of legal disrepair cases, providing specialist building surveying expertise to ensure defects are correctly diagnosed, appropriate works are specified and cases are resolved efficiently, professionally and to a high standard.

You will act as a key technical point of contact within your local area, working closely with residents, contractors, disrepair coordinators, case managers and internal teams. You will manage cases from initial inspection through to completion, while helping to minimise organisational liability and improve the quality and value for money of repairs.

Key Responsibilities

  • Manage an allocated caseload of legal disrepair cases from inspection through to completion.
  • Undertake property inspections and detailed building surveys to identify defects and determine appropriate remedial solutions.
  • Diagnose building pathology and prepare detailed technical reports, specifications, estimates, schedules of work and recommendations.
  • Specify and manage remedial works using relevant schedules of rates and composite values.
  • Monitor contractors to ensure works are delivered in accordance with specifications, contractual requirements, KPIs and relevant legislation.
  • Carry out pre-inspections, handovers and post-inspections to ensure works have been completed to the required standard.
  • Maintain regular communication with residents, providing clear updates and ensuring a strong customer experience throughout the case.
  • Work collaboratively with internal teams, legal colleagues, contractors, asset management and other stakeholders to ensure cases progress effectively.
  • Assist in mitigating liability arising from legal disrepair claims by ensuring appropriate investigations, repairs and records are completed.
  • Maintain accurate case records and ensure relevant databases and stakeholders are kept up to date.
  • Identify recurring defects and wider property issues that may inform cyclical, planned and capital investment programmes.
  • Provide professional technical advice on building defects, repairs, construction and property-related matters.
  • Prepare and present high-quality written and verbal technical reports where required.
  • Where necessary, attend court and provide technical evidence relating to building defects and regulatory matters.
  • Support the wider Property Services function in delivering improvements to customer satisfaction, compliance, quality and value for money.
  • There may be an opportunity to participate in an out-of-hours rota, including occasional evenings and weekends.

About You

You will ideally have:

  • Significant experience working as a Building Surveyor, Repairs Surveyor, Maintenance Surveyor or similar.
  • Strong experience managing legal disrepair cases within social housing or a similar residential property environment.
  • Good knowledge of the Housing Disrepair Protocol and the requirements involved in progressing disrepair claims.
  • Strong understanding of building pathology, construction methods and residential building defects.
  • Experience carrying out inspections, diagnosing defects and developing appropriate remedial solutions.
  • Proven experience producing technical reports, specifications, schedules of work and cost estimates.
  • Good knowledge of Schedules of Rates and methods of measurement.
  • Experience managing contractors and monitoring quality, performance, costs and timescales.
  • Experience managing a complex and varied caseload from inception through to completion.
  • Strong customer-facing skills, with the ability to communicate effectively with residents in potentially sensitive or challenging circumstances.
  • Excellent written and verbal communication skills, including the ability to produce clear and persuasive technical reports.
  • Strong organisational, time-management and prioritisation skills.
  • The ability to work independently, exercise sound judgement and manage competing priorities.
  • Up-to-date knowledge of relevant health & safety, housing and building legislation.
  • Strong IT skills and experience maintaining accurate property/case management records.
  • A customer-focused approach with a commitment to delivering high-quality services and value for money.

Qualifications

  • A degree, HNC or HND in Building Surveying, Building Pathology, Construction or a related technical discipline would be desirable.
  • Relevant professional membership, such as RICS, would also be advantageous.
  • Candidates with substantial relevant experience may be considered where they do not hold a formal surveying qualification.
