Role Description

Rha Commercial® is seeking a motivated Building Surveyor to join its growing consultancy team and help develop our residential surveying service, Rha Home Surveys.

Based in Bridgend, with flexibility for occasional remote working, the role will primarily focus on residential property inspections and the preparation of Level 1, Level 2 and Level 3 home survey reports in accordance with the RICS Home Survey Standard. You will help homebuyers and homeowners understand a property’s condition, identify defects and make informed decisions about repairs, maintenance and purchasing.

We are looking for someone with at least one year’s relevant building surveying or residential surveying experience who is AssocRICS or MRICS qualified, or actively working towards either qualification. Responsibilities will reflect your experience and competence, with appropriate supervision and review as you develop towards more complex instructions.

This is an opportunity to play an active part in growing our home surveying offering, while gaining exposure to wider building surveying and professional consultancy services.

Key Responsibilities

  • Undertake residential property inspections and prepare clear, accurate home survey reports at Levels 1, 2 and 3, appropriate to your experience and competence.
  • Identify building defects, assess their likely causes and advise on repairs, maintenance and further investigations.
  • Assess building condition, construction methods and materials across a range of residential property types.
  • Explain survey findings to clients in straightforward, practical terms and respond to follow-up queries.
  • Maintain thorough inspection notes, photographs and supporting records.
  • Manage appointments, report preparation and client communications to meet agreed deadlines.
  • Contribute to the development of our surveying processes, report quality and client service.
  • Support wider building surveying instructions as opportunities arise, including condition surveys, schedules of condition and planned preventative maintenance.

Qualifications and Experience

  • At least one year’s relevant experience in building surveying or residential property surveying.
  • AssocRICS or MRICS qualified, or actively working towards AssocRICS assessment or MRICS chartership.
  • A degree in Building Surveying or a related discipline, or a relevant surveying qualification.
  • Sound understanding of residential construction, building pathology and common defects.
  • Familiarity with the RICS Home Survey Standard and the differences between Level 1, Level 2 and Level 3 surveys.
  • Strong written communication skills, with the ability to produce clear and well-structured reports.
  • A professional, approachable manner and confidence communicating with clients.
  • Good organisational skills and attention to detail.
  • Confidence using digital inspection tools and report-writing software.
  • Full UK driving licence and willingness to travel to properties and project sites.
  • A proactive, collaborative approach and commitment to professional development.

Desirable Experience

  • Experience undertaking or assisting with residential home surveys and preparing reports.
  • Experience inspecting older or traditionally constructed properties.
  • Knowledge of damp, timber defects, building movement and roofing defects.
  • Experience in wider building surveying services, such as schedules of condition, maintenance planning or contract administration.
  • Residential valuation experience or an interest in developing this capability.
