Property Recruiter & Business Development Manager

East Kent Coast — with scope across the county. Including Thanet, Whitstable, Herne Bay, Deal, Sandwich, Folkestone, Hythe and Romney Marsh.

Part-time to possibly full-time | Reporting to our Property Team Manager, with direct support from the company Directors

£30,000 per annum FTE basic, plus uncapped commission — realistic first-year OTE of £5,000–£8,000 for a strong performer, pro rata and achievable part-time.


About Bloom Stays

Bloom Stays is an independent holiday letting agency representing more than 130 remarkable homes across Kent and Sussex. We are selective — many homes might be considered, but only a handful are chosen to become Bloom Stays homes. Owners stay with us because we know Kent and Sussex inside out, because there is always a friendly voice at the end of the phone rather than a call centre, and because our success has always come from building strong, long-term partnerships with owners.


The opportunity

This is a new role, created to grow our presence along the East Kent coast and support our Kent Area Manager. It is a genuine business development position: your job is to start conversations that would not otherwise have happened.

  • Creating your own pipeline — proactive outreach, local networking, referral partnerships and a good deal of persistence.
  • Meeting owners at their kitchen tables, understanding their goals, and advising openly on whether holiday letting is right for them.
  • Valuing and pitching with credibility — realistic revenue expectations, rate strategy, and a clear explanation of our Bookings & Marketing service and our growing Fully Managed service, so each owner lands in the option that genuinely suits them.
  • Agreeing terms and signing new homes to the portfolio.
  • Onboarding — seeing each home through valuation, styling advice, photography and go-live so it performs from its first season.
  • Looking after your owners once they have joined the Bloom Stays family, reviewing performance and keeping retention high.
  • Representing Bloom Stays locally at trade fairs, county shows, owner events and business networking.

About you

  • At least two years in a proactive, target-carrying sales role — property, lettings, hospitality, tourism, media or B2B services all translate well
  • Comfortable creating opportunities from a standing start, and organised enough to work autonomously
  • Resilient and charming rather than pushy: you understand that a home is personal, and that a “not yet” today is often a yes next spring
  • Genuinely well connected in East Kent — local relationships and a little black book are a real advantage
  • Consultative by instinct, with the confidence to recommend what is right for the owner
  • Comfortable with technology — CRM, Google Drive, and picking up booking and property management systems quickly
  • A car and clean driving licence, as this is a field role across a wide coastal patch
