The company supports requirements for serviced offices, private offices, and coworking spaces, making the experience faster and more transparent for growing and established businesses.

Role Description

This is a full-time, hybrid role based in East London for a Business Development and Sales Executive. The role involves identifying and qualifying new business opportunities, building and nurturing relationships with prospective and existing clients, and guiding them through the workspace search and selection process. The executive will manage the full sales cycle, from initial outreach and needs assessment to presenting tailored workspace options, coordinating viewings, and negotiating commercial terms with operators. Day-to-day responsibilities include maintaining accurate records in CRM tools, collaborating with internal team members to refine service offerings, and representing Lokate Offices professionally in meetings and networking events. The role also requires ongoing market research to stay informed about workspace trends, pricing, and operator offerings across London and the wider UK.

Reports To: Sales Director / Head of Brokerage

Role Purpose: The Office Broker is responsible for helping businesses find the most suitable office space by understanding their workspace requirements, identifying appropriate properties, coordinating viewings, and negotiating commercial terms. The role combines business development, consultative sales, relationship management, and commercial negotiation to deliver exceptional client outcomes while achieving and exceeding sales targets. The successful candidate will build strong relationships with clients, landlords, serviced office operators, and commercial property providers, acting as a trusted advisor throughout the office search process.

Key Responsibilities

Client Management

  • Generate opportunities through outbound business development.
  • Register, qualify and understand clients' workspace requirements, including location, budget, size, timescales, and operational needs.
  • Provide expert advice on serviced offices, managed workspaces, coworking spaces, and conventional commercial offices.
  • Build long-term relationships with clients through regular communication and professional service.

Workspace Search & Advisory

  • Research and source suitable office options across a wide portfolio of commercial properties.
  • Present tailored recommendations that align with client requirements.
  • Act as a trusted advisor throughout the office search and decision-making process.
  • Maintain an in-depth knowledge of local and national office markets, pricing trends, and availability.

Viewings & Negotiation

  • Arrange and coordinate office viewings with clients and property providers.
  • Conduct virtual or in-person tours where appropriate.
  • Negotiate commercial terms, including rent, incentives, lease flexibility, and contract conditions.
  • Liaise with landlords, serviced office operators, and commercial agents to secure the best possible outcomes for clients.

Sales & Business Development

  • Manage a pipeline of opportunities from enquiry through to completion.
  • Meet and exceed monthly sales, revenue, and conversion targets.
  • Identify opportunities to generate repeat business and client referrals.
  • Maintain accurate forecasting and pipeline reporting.

Relationship Management

  • Develop and maintain strong relationships with landlords, flexible workspace operators, and commercial property providers.
  • Build trust with clients by providing honest, professional, and commercially focused advice.
  • Represent the business with professionalism and integrity at all times.

Administration & CRM

  • Maintain accurate records of all client interactions using CRM software.
  • Track client journeys and sales performance.
  • Produce activity reports and maintain high standards of data quality.
  • Ensure compliance with company policies and industry best practice.

Person Specification

Essential Experience

  • Experience in telephone-based sales, business development, or consultative sales.
  • Previous experience in serviced offices, estate agency, lettings, commercial property, or B2B sales is desirable.
  • Proven ability to achieve and exceed sales targets.
  • Experience managing a sales pipeline from enquiry through to completion.
  • Experience using CRM systems.
