Business Development Director - Development Finance (Care Homes)

Are you a successful Development Finance professional with an established network across the care home development market? Do you have the ability to originate high-value lending opportunities, build lasting industry relationships, and drive significant revenue growth?
Our client is a well-funded and highly respected specialist property lender with a strong reputation for delivering tailored funding solutions to professional developers and investors. As demand continues to increase across the healthcare and care home development sector, they are looking to appoint an experienced Business Development Director to spearhead relationship development and origination activity.
About the Role
As Business Development Director, you will be responsible for originating and developing Development Finance opportunities across the UK care home sector.
- Working closely with care home developers, operators, investors, brokers, and professional introducers, you will identify funding opportunities, structure lending solutions, and manage relationships throughout the transaction lifecycle.
- This role offers significant autonomy, direct access to senior decision-makers, and the opportunity to become a leading figure within a specialist lender actively growing its healthcare real estate portfolio.

Key Responsibilities
- Originate new Development Finance opportunities within the care home and healthcare property sector.
- Develop and maintain relationships with care home developers and introducers.
- Generate a consistent pipeline of opportunities across new-build care homes and specialist healthcare facilities.
- Identify opportunities for strategic partnerships and new business generation.
- Evaluate development proposals and undertake initial commercial assessment of opportunities.
- Present tailored lending solutions to prospective borrowers.
- Work closely with underwriting and credit teams to progress transactions through to completion.
- Attend industry events, conferences, and networking functions to enhance market presence.
- Deliver against lending, revenue, and business development targets.
- Monitor healthcare property market trends and competitor activity.
- Maintain accurate pipeline management and forecasting.

Skills & Experience
- Proven track record in Business Development, Origination, or Relationship Management within Development Finance.
- Demonstrable experience originating finance transactions for care home developments, healthcare facilities, or operational real estate assets.
- Established network of care home developers, operators, and healthcare property investors.
- Strong understanding of the care home development lifecycle, including acquisition, planning, construction, stabilisation, and operational handover.
- Experience structuring and assessing Development Finance facilities for care home projects.
- Understanding of key lending metrics including LTGDV, LTC, development appraisal analysis, and exit strategies.
- Ability to assess both property and operational considerations associated with care home developments.
- Strong knowledge of the UK healthcare property market.
- Proven ability to generate, convert, and close high-value lending opportunities.
