About the Role

Marlin is seeking an ambitious, energetic, and commercially-minded Business Development Executive to drive new corporate business across our London portfolio of serviced apartments, hotels, and aparthotels.

This is a predominantly new-business, target-led sales role. The successful candidate will be responsible for identifying prospective corporate clients, creating opportunities through proactive outreach, and converting those opportunities into profitable new accounts.

You will be comfortable opening doors, building relationships with decision-makers, and managing a structured sales process from first contact through to signed agreement. This role is ideal for a resilient, motivated salesperson who enjoys prospecting, cold calling, and being rewarded for winning new business.

Key Responsibilities

  • Focus on generating new corporate business for Marlin’s London serviced-apartment, hotel, and aparthotel portfolio.
  • Research, identify, and target prospective clients with short-stay, extended-stay, relocation, project, contractor, group, or corporate accommodation requirements.
  • Generate qualified leads through cold calling, email outreach, LinkedIn prospecting, networking, referrals, and face-to-face client meetings.
  • Build relationships with key decision-makers, including travel managers, office managers, HR teams, procurement contacts, relocation companies, recruitment agencies, and project managers.
  • Conduct effective discovery conversations to understand client requirements and present appropriate Marlin accommodation solutions.
  • Manage the full new-business sales cycle, from prospecting and qualification through proposal, negotiation, contracting, and handover.
  • Consistently meet or exceed agreed new-account, revenue, activity, and conversion targets.
  • Maintain an accurate, well-managed CRM pipeline, ensuring all activity, opportunities, follow-ups, and forecasts are recorded.
  • Arrange and host client meetings, site visits, and property viewings across the London portfolio.
  • Work with Reservations, Revenue, and Operations teams to ensure proposals are commercially viable and new clients receive a strong onboarding experience.
  • Monitor the London accommodation market, relevant corporate sectors, and competitor activity to identify new opportunities.
  • Attend relevant networking events and industry functions to build Marlin’s profile and develop new lead sources.

Requirements

  • A minimum of two years’ proven new-business sales experience, ideally within a recruitment agency, residential or commercial real estate, corporate accommodation, hospitality, or another fast-paced B2B environment.
  • A strong and demonstrable record of winning new clients and achieving or exceeding sales targets.
  • Confidence and resilience in cold calling, outbound prospecting, and approaching new decision-makers.
  • Excellent communication, presentation, negotiation, and relationship-building skills.
  • Commercially-minded, with the ability to identify client needs and convert them into revenue opportunities.
  • Highly self-motivated, proactive, and comfortable working independently toward ambitious targets.
  • Strong organizational skills, with the ability to manage a busy pipeline and follow up consistently.
  • Experience using CRM systems and Microsoft Office, including Outlook, Excel, and PowerPoint.
  • Professional, personable, and credible when representing the Marlin brand externally.
