Your Overseas Home (YOH) is the UK's leading overseas property portal, connecting British buyers with trusted agents, developers, and experts across Spain, Portugal, France, Italy, Cyprus, Greece, Malta, Turkey, the USA, and Dubai. Alongside our sister company Smart Currency Exchange, we guide buyers from first enquiry through to completed transaction, and beyond.

We've built a partner ecosystem of property agents, developers, legal and financial experts, and relocation specialists who help over 15,000 buyers a year turn their overseas property dream into reality. This role is responsible for growing and running that ecosystem commercially.

THE OPPORTUNITY

This is not a traditional sales or lead-generation role. We are hiring someone to own our partner network end-to-end: identifying, recruiting, negotiating with, and managing the property agents and developers who list with us across our core overseas markets - and to be accountable for the commercial outcomes that network produces.

You will build and manage relationships with property agents and developers overseas, understanding the genuine complexities of buying and selling property abroad - from legal process and residency rules to currency risk and local market dynamics - so you can speak credibly to partners and structure deals that work for both sides.

You will work closely with Marketing to route qualified buyers to the right partners through webinars, virtual events, and viewing trips, and with Smart Currency Exchange to develop joint propositions. If you enjoy building trusted, long-term commercial relationships rather than one-off transactions, and want ownership of a network and a number, this is your role.

YOUR OUTCOME OWNERSHIP

You will be measured on commercial results, not activity volume. Your core KPIs include:

Partner Network Growth

  • Recruit and onboard high-quality property agents, developers, and complementary service partners across our core overseas markets.

Partner-Sourced Revenue

  • Drive measurable growth in Viewing Trips, buyer introductions, and completed transactions generated through the partner network.

Partner Retention & Quality

  • Build long-term, high-performing partner relationships, measured by renewal rates, lead quality, and partner satisfaction.

Additional performance indicators will include number of active partners by market, partner onboarding time, lead-to-viewing-trip conversion by partner, and partner-generated revenue against target.

WHAT YOU WILL DO

Partner Acquisition & Network Growth

  • Identify, approach, and sign new property agents and developers across our core markets (Spain, Portugal, France, Italy, Cyprus, Greece, Malta, Turkey, USA, Dubai), building a strong pipeline of prospective partners.
  • Negotiate commercial terms, referral fees, and listing/partnership agreements that are commercially sound for YOH and attractive to partners.
  • Represent Your Overseas Home at overseas property expos, developer events, and partner meetings, travelling internationally as required.

Partner Relationship Management

  • Own the day-to-day relationship with existing property agents and developers, acting as their main point of contact within YOH.
  • Run regular business reviews with key partners, tracking lead quality, conversion, and satisfaction, and resolving issues quickly.
  • Understand and advise on the practical complexities of buying and selling property abroad - legal process, taxation, currency exchange, residency and visa requirements - so partner conversations are credible and buyer expectations are set correctly.

Cross-Functional Collaboration

  • Work with the Marketing team to align partner activity with webinars, virtual property events, and viewing trip campaigns, ensuring partners are showcased effectively to qualified buyers.
  • Partner with Smart Currency Exchange to identify joint opportunities across FX, mortgages, and relocation services for shared clients.
  • Feed market intelligence (pricing trends, new developments, regulatory changes) back into the business to inform content, campaigns, and commercial strategy.

Commercial Reporting

  • Maintain an accurate, up-to-date view of the partner pipeline and existing partner performance.
  • Deliver regular reporting to the Head of Partnerships / Commercial Director on network growth, revenue, and partner health, with clear recommendations on where to focus.

WHAT WE'RE LOOKING FOR

Essential

  • Proven experience managing relationships with property agents and/or developers overseas, ideally gained agency-side, developer-side, or within an overseas property portal, referral network, or similar business.
  • A genuine understanding of the complexities of buying and/or selling property abroad - legal process, currency exchange, taxation, residency/visas - and the confidence to discuss these with partners and buyers.
  • Strong commercial negotiation skills, with a track record of structuring and closing partnership or referral agreements.
  • A relationship-builder who plays the long game - comfortable managing a portfolio of partners over time, not just closing a deal and moving on.
  • Self-starting and target-driven, comfortable owning a network growth and revenue number and working back from it.
  • Willingness and ability to travel internationally on a regular basis to meet partners and attend events.

Highly Desirable

  • An existing network of contacts among overseas property agents, developers, or related professional services (legal, FX, mortgages, relocation).
  • Experience in one or more of our core markets: Spain, Portugal, France, Italy, Cyprus, Greece, Malta, Turkey, USA, or Dubai.
  • A second language such as Spanish, French, Portuguese, Italian, or Greek.
  • Experience working with webinar or virtual event partnerships, affiliate models, or lead-generation partnerships.
  • Background in real estate, travel, or financial services — sectors with long, high-consideration sales cycles.
