About PropertyFlow
PropertyFlow is an Edinburgh-based property technology company. Our platform runs listings, pricing, guest messaging and operations for short-term let hosts across the UK, and our managed service, delivered with local PropertyFlow Partners, runs properties end to end for landlords who want the income without the work.
The app is live on the App Store and Google Play, we are expanding across the UK now, and we are building city teams in Edinburgh, Newcastle and Leeds.
The role
You own your city. One Business Development Manager leads each of Edinburgh, Newcastle and Leeds, with two part-time Business Development Executives working to you. The job is closing: landlords signing with PropertyFlow, local hosts moving from our software to our full service, and PropertyFlow Partners in your city getting trained, supported and closing with you alongside them.
- Build and close the landlord pipeline for your city: inbound enquiries routed to you, your own prospecting with letting agents, landlord groups and listed properties, and introductions from Partners.
- Recruit, train and mentor PropertyFlow Partners in your city from our training blueprint, and close alongside them on their first landlords so they see the programme work.
- Lead two Business Development Executives: daily pipeline, weekly numbers, field visits together, coaching.
- Run the city pipeline in HubSpot: every lead, every stage, every outcome, with a weekly report on Monday.
- Be in the field: property visits, landlord meetings, local networking and industry events.
- Join the monthly team day in Edinburgh, with travel paid, and the weekly sales call.

City notes
Edinburgh: based at our Edinburgh office with the founding team. The city already has an established PropertyFlow Partner, so most of your closes are alongside Partners and from the local host base.
Newcastle and Leeds: new markets. You are home and field based, you build the direct landlord book first and bring Partners on behind it, and you are in Edinburgh once a month.
What you bring
- Three or more years closing business-to-business or property sales, with numbers you can show.
- Property, lettings or short-term let knowledge, and a working understanding of the rules in your city.
- Experience leading or coaching other salespeople, even a small team.
- Pipeline discipline in a CRM; we use HubSpot.
- A full UK driving licence and access to a car, and a base in or within commuting distance of your city.
- You must already have the right to work in the UK for at least six months from your start date. Sponsorship is not offered at the point of hire.

Package
- Base salary £27,000 to £31,000, depending on experience.
- Uncapped commission, paid monthly: a one-off payment for every property that goes live, plus a recurring share of the management fee on properties you close for twelve months. The full structure is shared at the screening stage.
- 28 days' holiday a year including public holidays, and a workplace pension.
- Laptop, phone, mileage at HMRC rates, and travel to the monthly Edinburgh team day paid.
- A clear route to a regional role as the city teams grow.
