Business Development Manager – PropTech

Location: Hybrid – London / Remote

Salary: £55,000 basic
OTE: £90,000 uncapped
Sector: PropTech / Estate Agency Technology

The Opportunity

I’m working with a fast-growing PropTech business that is looking for an experienced Business Development Manager to join its commercial team.

This is a genuine new-business role. They are not looking for somebody who wants to inherit a portfolio of accounts, manage existing relationships or simply work an inbound lead list. They need someone who enjoys winning business: picking up the phone, creating opportunities, getting out into the market and having conversations face-to-face with estate agents.

The business provides technology that helps letting agents navigate an increasingly complex area of property compliance and regulation. They already work with some of the best-known names in UK estate agency and are now particularly focused on growing their presence amongst small and medium-sized agency businesses.

It is an exciting time to join. The company is growing, the product has been significantly developed, new partnerships are generating opportunities and the commercial team is being expanded to support the next stage of growth.

What you'll be doing

You'll own the full new-business sales cycle from initial prospecting through to close. That will include:

  • Identifying and approaching prospective estate agency clients
  • Building your own pipeline alongside leads generated through marketing and partnerships
  • Cold calling and prospecting into agency businesses
  • Running discovery calls and product demonstrations
  • Negotiating and closing new business
  • Attending industry events and networking
  • Using LinkedIn to create conversations and develop your industry profile
  • Conducting regular field sales days and visiting estate agency offices
  • Working with marketing around areas where new property licensing schemes are being introduced
  • Researching target businesses and identifying the right decision-makers
  • Maintaining an accurate and well-managed pipeline through HubSpot
  • Feeding market intelligence and customer insight back into the wider business
  • Testing new approaches to pipeline generation and business development

There is a strong field-sales element to this role. Rather than being given one fixed geographical territory, campaigns will often be built around areas where regulation is changing. You might spend a day prospecting remotely, another running demos and another physically visiting estate agencies within a particular London borough or region.

Once a client has signed, the Customer Success team takes over the ongoing relationship, leaving you free to concentrate on winning the next one.

What they're looking for

The most important thing is that you can sell. Ideally you'll have at least three years' experience in B2B SaaS, PropTech or another technology-led sales environment and be comfortable owning a monthly new-business target.

Experience selling into estate agencies would be a significant advantage, particularly if you already understand the people, structure and buying behaviour within the sector.

However, detailed property compliance knowledge isn't essential. They're much more interested in finding someone who can understand a relatively complex proposition, communicate it simply and commercially, and create demand.

You'll ideally bring:

  • A strong track record in B2B new-business sales
  • Experience carrying and consistently delivering against a sales target
  • Full-cycle sales experience from prospecting through to close
  • Confidence cold calling and creating opportunities from scratch
  • Strong discovery and demonstration skills
  • The ability to build credibility with business owners and senior decision-makers
  • Experience using HubSpot or a comparable CRM
  • Good commercial discipline around pipeline management and forecasting
  • Confidence using modern technology and AI tools within your sales process
  • The willingness to get out from behind the laptop and meet prospects face-to-face

Experience within PropTech, estate agency, lettings, CRM technology or another supplier into the property sector would be particularly useful.

The type of person who will thrive here

This point is important. This is a growing business, not a huge corporate sales machine.

You will have support, data, marketing campaigns, SDR resource and a clear commercial strategy — but you won't be handed a script telling you exactly what to do every hour of every day.

You'll need initiative. You'll need to be comfortable working things out. And you'll need to be the type of salesperson who sees an opportunity and goes after it rather than waiting for somebody else to create it for you.

If you've worked successfully within a start-up, scale-up or entrepreneurial sales environment before, you'll probably understand exactly what I mean.

Targets

The role has clearly defined commercial objectives around:

  • New recurring revenue
  • Licence application revenue
  • New opportunities created
  • Demonstration-to-close conversion
  • Self-generated pipeline
  • Field-sales activity

The current business benchmarks include approximately eight new deals per month, with a strong focus on both recurring revenue and additional transactional revenue.

Package and commission

The package is:

  • £55,000 basic salary
  • £90,000 OTE
  • Uncapped commission

Commission is calculated at 10% of first-year ACV on new business won and is paid following the initial three-month period. For a strong salesperson, there is genuine scope to earn beyond the stated OTE.

Hybrid working

The company operates a hybrid model. Candidates should either be London-based or comfortable travelling into London, with an expectation of approximately two days each week away from home, which may be spent in the office or conducting field sales activity.

Additional business travel required beyond the normal hybrid expectation is expensed.
