Contract Cleaning Services | Build to Rent & Residential Sector

Location: London & South East (Field Based)

Salary: Competitive Basic + Uncapped Commission + Car Allowance

Type: Full-Time, Permanent

The Company

Our client is a growing and ambitious contract cleaning specialist delivering high-quality cleaning and support services across the Build to Rent, residential, mixed-use, purpose built student accommodation, and commercial property sectors. Due to continued growth, they are seeking an experienced and driven Business Development Manager to spearhead new business acquisition across London and the South of the UK from Birmingham down to the South East.

This is an opportunity for a proven sales professional with direct experience selling contract cleaning services to property management companies, Build to Rent operators, residential developers, and managing agents.

The Role

Reporting to the Chief Growth Officer, you will take ownership of the full business development lifecycle, identifying opportunities, generating leads, managing stakeholder relationships, and securing new contract cleaning agreements.

This is a true 360-degree sales role requiring an individual who is comfortable prospecting, networking, attending client meetings, managing tenders and bids, and negotiating contracts through to close.

You will focus on building a sustainable pipeline of opportunities within the Build to Rent, residential, student accommodation, and commercial property markets.

Key Responsibilities

  • Develop and execute a strategic business development plan for London and the South of the UK.
  • Identify and target new opportunities within Build to Rent, residential, mixed-use developments, managing agents, property management companies, and FM providers.
  • Generate and qualify leads through networking, cold outreach, referrals, industry events, and market intelligence.
  • Build strong relationships with key decision-makers across the property and facilities management sectors.
  • Conduct site surveys and client meetings to understand service requirements.
  • Produce compelling proposals, presentations, and commercial solutions.
  • Lead the end-to-end tender and bid process, including pricing, submissions, and contract negotiations.
  • Manage opportunities through the complete sales cycle using CRM systems.
  • Work closely with operational teams to ensure smooth mobilisation and service delivery following contract award.
  • Deliver against agreed revenue, margin, and activity targets.
  • Maintain a strong understanding of market trends, competitor activity, and sector developments.

Candidate Requirements

Essential

  • Proven track record in a Business Development Manager, Sales Manager, or New Business role within the contract cleaning industry.
  • Previous success selling contract cleaning services into Build to Rent, residential, property management, FM, or commercial real estate sectors.
  • Demonstrable experience managing the full 360-degree sales process.
  • Strong lead generation and prospecting capability.
  • Experience preparing and submitting successful tenders, bids, and proposals.
  • Evidence of consistently achieving or exceeding sales targets.
  • Excellent presentation, negotiation, and relationship-building skills.
  • Commercially astute with strong financial and pricing awareness.
  • Full UK Driving Licence.
