About the Role

At Crown Information Management we specialise in the secure storage, management, and retrieval of company data and records, both physical and digital. Our mission is to keep information safe and accessible, helping businesses meet compliance needs and manage risk efficiently. As part of the team you'll ensure confidential records are collected, stored, and retrieved securely. Your work helps protect data, support business operations, and maintain client trust at every stage.

We are seeking an ambitious and commercially driven Business Development Manager to generate new revenue by selling available warehouse storage capacity across a national network of facilities.

The successful candidate will identify and develop opportunities with businesses requiring storage solutions for inventory, archive material, e-commerce stock, retail goods, manufacturing components, project equipment, and other suitable products. They will build relationships with customers, understand their storage requirements, and create tailored storage solutions that maximise occupancy and profitability.

What You’ll Do

Business Development

  • Identify and secure new storage opportunities across a wide range of industries.
  • Generate leads through networking, prospecting, referrals, marketing campaigns, and industry events.
  • Develop relationships with decision-makers including Operations Directors, Supply Chain Managers, Logistics Managers, Procurement Managers, and Business Owners.
  • Build and manage a healthy sales pipeline to achieve occupancy and revenue targets.
  • Negotiate commercial agreements and close new business opportunities.

Customer Solutions

  • Understand customer storage volumes, handling requirements, duration, access needs, and service expectations.
  • Work with operational teams to develop tailored storage solutions.
  • Present proposals, pricing, and service agreements.
  • Coordinate onboarding of new customers and ensure smooth operational handover.

Capacity Management

  • Work closely with warehouse managers to understand available capacity across the network.
  • Match customer requirements with available space.
  • Maximise utilisation of underused warehouse locations.
  • Support pricing strategies to optimise occupancy and margin.

Market Development

  • Identify target sectors and emerging market opportunities.
  • Monitor competitor activity and pricing.
  • Recommend new service offerings that can increase revenue from warehouse assets.
  • Develop strategic partnerships with logistics providers, freight forwarders, and supply chain partners.

Reporting

  • Maintain accurate pipeline and customer information within CRM.
  • Produce regular sales forecasts and occupancy reports.
  • Track revenue, margin, occupancy, and sales activity performance.

Key Performance Indicators (KPIs)

The role will be measured against:

  • New monthly recurring revenue generated.
  • Warehouse occupancy growth.
  • Gross margin achieved.
  • New customer acquisition.
  • Number of qualified opportunities created.
  • Pipeline value.
  • Contract retention and customer satisfaction.

What We’re Looking For

  • A business development professional who enjoys creating opportunities from a blank sheet of paper.
  • Experienced in logistics, warehousing, commercial property, records management, self-storage, facilities management, freight forwarding, or supply chain services.
  • Motivated by generating revenue and earning commission.
  • Comfortable travelling nationally to meet prospects and customers.
  • Able to identify unused warehouse capacity and convert it into profitable customer contracts.

Essential Experience

  • Proven success in business development, sales, or account management.
  • Demonstrable track record of winning new business.
  • Experience managing a sales pipeline and achieving revenue targets.
  • Strong commercial negotiation skills.
  • Ability to work independently and proactively.

Desirable Experience

  • Warehousing, logistics, storage, distribution, or supply chain experience.
  • Experience selling B2B services.
  • Experience selling space, capacity, facilities, or asset-based services.
  • Knowledge of contract logistics, fulfilment, or warehouse operations.
