Overview
A growing contractor is seeking a well-connected Business Development Manager with deep knowledge of the Central Scotland construction landscape. This is not a sales-driven role - it’s about relationships, market intelligence and early engagement. The successful candidate will help position the business for negotiated work, frameworks, two-stage opportunities and repeat-client relationships.
What You’ll Be Doing
- Identifying early-stage opportunities across construction and civils, often before they reach open tender.
- Leveraging an established network of developers, consultants, architects, QSs and project managers.
- Building long-term relationships with key decision-makers and influencers.
- Monitoring planning activity, development pipelines, funding announcements and competitor movements.
- Developing structured opportunity pipelines and supporting bid/no-bid decisions.
- Providing market insight to estimating and commercial teams ahead of tender submissions.
- Supporting PQQs, capability statements, presentations and tender interviews.
- Helping shape tender strategy for significant bids and maintaining client engagement throughout the process.
- Contributing to wider business strategy, sector targeting and long-term work-winning plans.

What You Bring
- Strong experience within the Scottish construction industry.
- A well-established network across Central Scotland.
- Proven ability to convert relationships into meaningful opportunities and tender invitations.
- Understanding of procurement routes including traditional, D&B, two-stage, negotiated and frameworks.
- Commercial awareness and an understanding of what makes an opportunity viable for a main contractor.
- Excellent communication, relationship-building and presentation skills.
- Credibility when engaging with senior clients and consultants.
