Now, we're happy to offer you an exciting opportunity to join our dynamic team as a Business Development Manager. This is a position with the opportunity for flexible hours and based out of one of our Yorkshire locations.
Basic Salary
£25,000-£28,000
On Target Earnings
£35,000-£37,000
About the Role
This is a fast-paced, target-driven position focused on converting opportunities from multiple lead sources and identifying new business opportunities across our landlord database. You'll be speaking with landlords daily, promoting our services and helping to grow our managed portfolio.
It involves:
- Managing incoming web leads and booking Lettings Market Appraisals.
- Following up previous lettings market appraisal appointments to secure instructions or arrange updated valuations.
- Contacting Let Only landlords to promote and convert them onto our Fully Managed service.
- Working through a database of buy-to-let landlords, matching them to suitable opportunities and securing lettings instructions.
- Identifying opportunities through applicant registrations and contacting landlords to encourage them to market their property with Linley & Simpson.
- Monitoring reduced and withdrawn stock across property portals, cross-checking against internal data and contacting landlords to win new business.
- Promoting and booking mortgage appointments where appropriate.
- Upselling rent and legal protection products.
- Identifying landlords considering a sale and arranging Sales Market Appraisals with the relevant team.
- Maintaining accurate records and consistently achieving activity and conversion targets.
- Making a high volume of outbound calls, with an expectation of approximately 100 calls per day.

Requirements
We're looking for someone with:
- Previous experience within lettings, ideally as a Senior Lettings Negotiator, Lettings Valuer or similar.
- A strong understanding of landlord needs and lettings services.
- Confidence discussing Let Only, Fully Managed and additional landlord products.
- Excellent communication and relationship-building skills.
- A positive, resilient and enthusiastic approach.
- The ability to work in a target-driven environment and remain motivated by results.
- Strong negotiation and objection-handling skills.
- Experience generating business opportunities and converting leads.
- Excellent organisational skills and attention to detail.
- A proactive mindset with the confidence to pick up the phone and create opportunities.
