Business Development Manager

Location: Remote / Hybrid - 1 day based at our Leeds office
(this role would suit someone situated in the following areas; Midlands / Yorkshire / Lancashire)

Working Hours:
Monday to Thursday 8am - 5pm
Friday 8am - 4:30pm

We are seeking an experienced Business Development Manager with a strong understanding of the Passive Fire Protection sector to help drive continued business growth.

Working closely with our Directors, Commercial and Senior Management teams, you will identify profitable opportunities, develop new client relationships, maximise existing accounts, support tender submissions and secure new business across key sectors including Education, Social Housing, Public Authorities, Student Accommodation, Hospitality and Leisure.

This role offers a high degree of autonomy, whilst also providing the support and collaboration of a wider group sales function, allowing you to share opportunities, best practice and market intelligence with colleagues across the business.

The Role

  • Develop and implement business development strategies to secure new and increased revenue from both existing and prospective clients.
  • Research and identify new business opportunities and growth areas within target sectors.
  • Build and maintain relationships with key decision-makers, consultants, contractors and end-user clients.
  • Generate leads, identify opportunities and develop a strong pipeline of prospective projects and tender enquiries.
  • Understand client requirements and provide consultative solutions that differentiate NEO Property Solutions from competitors.
  • Deliver professional presentations and proposals to prospective clients.
  • Support the preparation and submission of tender bids, including writing high-quality responses to technical and scenario-based method statements.
  • Work collaboratively with technical and commercial teams to develop competitive and profitable project proposals.
  • Monitor market trends, legislation and industry developments that may impact service delivery or create new opportunities.

Knowledge, Skills & Experience

  • Proven experience selling Passive Fire Protection services.
  • Experience selling into end-user markets such as Education, Social Housing, Student Accommodation, Hotels, Leisure and Public Sector organisations.
  • Strong understanding of Passive Fire Protection projects, including Compartmentation and Fire Doors.
  • Knowledge of industry regulations and compliance requirements.
  • Experience of Government, Local Authority and Education sector procurement and tender processes.
  • Successful track record of delivering business growth and securing new opportunities.
  • Strong consultative sales approach with excellent commercial awareness.
  • Bid writing and technical proposal experience.
  • Excellent presentation, communication and relationship-building skills.
  • Proficient in Microsoft Office applications.
  • Ability to work effectively to tight deadlines and manage multiple opportunities simultaneously.

What we are looking for?

  • Self-motivated, proactive and performance-driven.
  • Able to work independently with minimal supervision.
  • Skilled at developing new customer relationships and opening new markets.
  • Commercially focused with a strong appetite for winning new business.
  • Collaborative approach and ability to work effectively with operational and technical teams.
  • Full UK Driving Licence.
  • Willingness to travel throughout the UK as required and work from our office based in Leeds minimum 1 day per week.

Neo Property Solutions, part of the PTSG Group, deliver specialist passive fire protection services, including Fire Compartmentation Surveys, Fire Door Surveys, Fire Stopping and Fire Compartmentation Works, executed as part of a rolling programme of annual inspection and/or rectification works required across multi-occupancy housing, buildings of public amenity, healthcare facilities, education establishments, student accommodation blocks and security sensitive office buildings and workplaces.
