Business Development Manager — Edinburgh

£27,000–31,000 base + uncapped commission. On target £37,000–41,000.
Full time in the office, with UK travel.
PropertyFlow manages short let properties for landlords across the UK and grows through Partners: independent businesses and individuals who introduce landlords and hold the relationship. Our Head of Commercial Growth signs and trains them. You are his peer, not his report.
Your job is closing. You go out with Partners once they are trained, close landlords alongside them, mentor them and keep their pipelines moving. You also close the direct enquiries that reach us by word of mouth. That direct book is capped at 25 properties and is never advertised, because we do not compete with our own Partners.
Lead routing is set by the directors under a written policy that you apply. You do not decide which lead goes to which Partner, and neither does anyone else in commercial. Read that twice before applying.

WHAT YOU OWN
- Closing alongside Partners: joint visits, their harder conversations, the landlord agreement signed.
- Mentoring, working from the training blueprint.
- Pipeline discipline, with every Partner's pipeline visible in HubSpot with a stage and a next action.
- Clean handover to operations inside our 48 hour onboarding standard.
- Weekly market intelligence to the Director.
TARGETS
- 40 properties closed alongside Partners by 31 March 2027.
- Direct book built and capped at 25.
- At least 60 percent of Partners with a signed landlord inside their 60 day ramp.
WHAT WE NEED
- Three or more years closing in property, lettings, serviced accommodation, proptech or a comparable considered sale to business owners and investors.
- A closing record you can evidence, not a pipeline you contributed to.
- Comfort presenting in person: kitchen tables, letting agency offices, property meetups.
- CRM discipline.
- Full UK driving licence and the right to work in the UK.
