Business Development Manager – Insurance
Location: Lincoln – Hybrid
Salary: £38,000 basic + commission
OTE: Realistic £50,000 in Year 1
Hours: Monday–Friday, 9am–6pm
Hybrid: 3 days per week in the Lincoln office, 2 days from home
Travel: Occasional travel to other UK offices, approximately once per quarter, with travel costs covered

The Opportunity
I’m working with an established and growing PropTech business that supplies technology and services to letting agents across the UK.
They are looking for a Business Development Manager to join their insurance division, with a particular focus on increasing the adoption of their Rent Protection Insurance product.
Despite the BDM title, this is not a traditional cold new-business role.
The majority of the people you’ll be speaking to are already customers of the wider business, often using other services within the platform. Your job is to identify opportunities within that existing customer base, build strong commercial relationships and help letting agents understand, adopt and make better use of the insurance product.
There is still plenty of selling involved — this is a target-driven commercial role — but you’ll generally be starting conversations with people who already know the business rather than spending your days trying to break through completely cold doors.
It could be a particularly good move for someone currently working within estate agency or lettings who wants to move into PropTech or the supplier side of the industry without losing the commercial element of their role.
What You’ll Be Doing
You’ll work closely with existing letting-agent customers to increase the adoption and usage of the company’s Rent Protection Insurance product.
Day to day, that will include:
- Building relationships with existing letting-agent customers.
- Identifying opportunities to upsell and cross-sell Rent Protection Insurance.
- Speaking regularly with customers over the phone and, occasionally, face-to-face.
- Understanding how individual agencies currently operate and identifying where the product could add value.
- Training and developing agency teams so they understand the product and are confident using it.
- Increasing customer adoption and helping grow the overall insurance book.
- Working closely with the Account Management, Onboarding and wider Insurance teams to identify commercial opportunities.
- Proactively spotting opportunities rather than simply waiting for leads to be passed across.
- Managing a high-volume customer base in a fast-paced sales environment.
- Working towards clear sales and activity targets.
- Delivering a strong customer experience while following regulated sales processes.

Success in the role will be measured across sales performance, customer satisfaction and adherence to regulated processes.
Who They’re Looking For
The strongest candidates are likely to come from the UK lettings industry and have enough experience to speak credibly and confidently with agency owners, managers and senior letting professionals.
You might currently be a:
- Lettings Manager
- Branch Manager
- Senior Lettings Negotiator
- Senior Property Professional with strong commercial responsibility
- BDM or Account Manager already selling into the estate agency sector
You don't necessarily need previous PropTech experience.
What matters more is that you understand how a lettings business operates and can use that knowledge commercially.
You’ll need:
- Strong knowledge of the UK lettings industry.
- Proven sales ability, ideally including upselling or cross-selling.
- Confidence picking up the phone and having commercial conversations.
- The ability to build rapport and credibility quickly.
- A natural ability to influence customers without sounding overly sales-led.
- Experience working towards targets or KPIs.
- Resilience and self-motivation.
- Good relationship-building skills.
- The confidence to work autonomously and manage your own pipeline.
- The ability to operate effectively in a fast-paced environment.
Experience selling insurance or other regulated products would be useful, but lettings knowledge and commercial ability are particularly important for this hire.
Why This Role?
For someone currently working in estate agency, this offers an opportunity to move onto the supplier/PropTech side of the industry while still using the knowledge and relationships you've built within lettings.
Rather than managing a branch, dealing with weekend rotas, valuations and day-to-day operational issues, you'll be using your industry experience in a commercially focused B2B environment.
You'll also be joining a growing insurance operation within a much larger property technology business, giving you exposure to Account Management, Product, Insurance and wider commercial teams.

The Lincoln operation itself is also growing, with the business investing in a significantly larger office and expanding the teams based there.
Salary & Commission
- Basic salary: £38,000
- Realistic Year 1 OTE: circa £50,000
- The expected Year 1 commission earnings are approximately £12,000.
Working Pattern
The role is based from Lincoln on a hybrid basis.
The expectation is:
- 3 days per week in the office
- 2 days per week working remotely
There will also be occasional travel to other UK offices, currently expected to be around once per quarter, with travel paid for by the company.

Interview Process
The process is expected to consist of:
Stage 1:
- 30-minute telephone interview with the hiring manager.
Stage 2:
- Face-to-face interview comprising:
- 45-minute role-related interview.
- 45-minute values interview.
As the business operates within a regulated environment, successful candidates will also be required to complete appropriate pre-employment and referencing checks.
The Bottom Line
This is a really interesting opportunity for someone who knows lettings, enjoys the commercial side of the job and wants to move into PropTech without becoming a traditional cold-calling BDM.
You'll still have targets, you'll still need to sell and you'll need to be comfortable picking up the phone — but you'll largely be working with an established customer base where the relationship with the wider business already exists.
