Location: Wolverhampton / West Midlands – Hybrid & Field-Based.
Salary: £35,000–£50,000 per year + performance-related commission/bonus
Job Type: Full-time, Permanent
Schedule: Monday–Friday
The Opportunity
Region Security Guarding Ltd is looking for an experienced Business Development Manager with a proven background within the security industry to help drive the next stage of our growth.
This is not a general sales position. We are particularly interested in candidates who have previously sold manned guarding, static security, mobile patrols, key holding, or related security services and understand how security contracts are sourced, tendered, priced, and mobilised.
The successful candidate will be responsible for identifying and winning new contracts across the West Midlands and wider UK market, developing relationships with prospective clients, and building a strong, sustainable sales pipeline.
We are looking for someone who can bring genuine security-sector knowledge, established B2B sales experience, and the confidence to develop opportunities from initial prospecting through to contract award.
Key Responsibilities
- Identify and develop new business opportunities for Region Security Guarding.
- Generate opportunities for static guarding, manned guarding, mobile patrols, key holding, and associated security services.
- Build and maintain a strong pipeline of qualified prospects and contract opportunities.
- Proactively approach businesses through telephone prospecting, email, LinkedIn, networking, and face-to-face visits.
- Identify businesses approaching security contract renewal or considering changing their existing security provider.
- Arrange and attend client meetings and security site surveys.
- Build relationships with Facilities Managers, Procurement Managers, Operations Directors, Property Managers, and other key decision-makers.
- Attend tender briefings, site visits, presentations, and submission interviews.
- Manage opportunities from initial contact through qualification, proposal, negotiation, and contract award.
- Prepare professional proposals, quotations, and tender submissions.
- Work with management and operations teams to develop commercially competitive security solutions.
- Understand client requirements including staffing levels, shift patterns, patrol requirements, CCTV, access control, reception, and gatehouse duties.
- Negotiate commercial terms, pricing, and contractual requirements.
- Maintain accurate records of prospects, opportunities, and sales activity.
- Develop relationships with existing clients to identify additional sites and cross-selling opportunities.
- Attend relevant networking events, exhibitions, and industry meetings.
- Provide weekly pipeline, activity, and sales reports to the Directors.
- Support the mobilisation and handover of newly awarded contracts to the operations team.

Who We Are Looking For
We would ideally like someone who has already worked in Business Development, Sales, or Account Management within the UK security industry.
You should understand the commercial security market and be comfortable speaking with senior decision-makers responsible for purchasing security services.
Essential
- Previous B2B sales/business development experience.
- Strong preference for previous experience selling security guarding or facilities/security services.
- Proven ability to generate your own leads and new business opportunities.
- Confident telephone prospecting and face-to-face sales ability.
- Experience attending client meetings and conducting site visits.
- Strong negotiation and closing skills.
- Excellent written and verbal communication.
- Commercial awareness and ability to discuss pricing and contract terms.
- Strong organisation and pipeline management.
- Self-motivated and comfortable working to targets.
- Full UK driving licence.

Highly Desirable
- 2+ years’ experience within the UK security industry.
- Existing relationships or contacts within facilities management, logistics, manufacturing, construction, property, healthcare, warehousing, or corporate sectors.
- Previous experience selling manned/static guarding contracts.
- Tender and bid-management experience.
- Understanding of TUPE when changing security providers.
- Knowledge of SIA requirements and security-industry compliance.
- Experience with contract mobilisation.
- Experience using CRM and lead-generation platforms.

The Person We Want
We want someone who is hungry to win business but understands that security sales is about more than making calls.
You should be capable of walking into a prospective client’s site, understanding their current security operation, identifying weaknesses or opportunities, developing a commercially viable solution, and presenting Region Security Guarding as a credible alternative.
We particularly want to hear from candidates currently or previously working for a manned guarding, security services, or facilities management company in a Business Development, Sales, Commercial, or Account Management position.
Experience
B2B Sales: 2 years minimum – required
Security Industry: 2 years – strongly preferred
Security/FMs Business Development: preferred
Work Location: Hybrid – Wolverhampton office, client sites, and field-based sales.
