Job Title: Business Development Team Leader

Location: VOX Studios, Vauxhall, SE11 5JH

Basic Salary: £30,000-£35,000

OTE: £60,000+

The Role

JOHNS&CO is looking for a Business Development Team Leader to join our growing Business Development team.

Reporting to the Head of Business Development, you will play a key role in the day-to-day management, performance, and development of the Business Development Consultants within your division.

This is a hands-on leadership position and you will act as second-in-command to the Head of Business Development. You will be responsible for ensuring your team is organized, accountable, and consistently performing against the standards and expectations of the business.

You will need to understand what good Business Development looks like, from generating market appraisals and creating opportunities through to securing instructions and generating revenue, while being able to identify where individuals need additional support, coaching, or accountability.

This role is suited to someone who enjoys developing people, is confident having difficult conversations, and takes ownership of performance rather than simply reporting problems upwards.

Your Responsibilities as a Business Development Team Leader

  • Manage and provide day-to-day leadership, direction, and support to Business Development Consultants within your allocated East or West London division.
  • Work closely with the Head of Business Development to implement departmental strategy, standards, and expectations, taking ownership of the overall performance and development of your division.
  • Create a high-performance, accountable, and collaborative team culture, leading by example through your attitude, organization, professionalism, and work ethic.
  • Monitor individual and team KPIs, CRM, and pipeline activity, identifying trends, opportunities, and underperformance, and taking appropriate action to improve performance, conversion, instructions, and revenue.
  • Conduct regular one-to-ones, performance, and pipeline reviews, agreeing clear actions and holding consultants accountable for delivering against targets and expectations.
  • Provide hands-on coaching, feedback, and practical support, identifying development and training requirements and working with the Head of Business Development to deliver relevant training.
  • Support the recruitment, onboarding, and probation of new starters, ensuring they understand the expectations, standards, and working practices of the Business Development team.
  • Support the rollout of new processes, scripts, systems, and working practices, ensuring they translate into measurable improvements in performance.
  • Build strong relationships with Sales, Lettings, and Branch Managers, ensuring Business Development activity aligns with office priorities and maintaining strong communication across the wider business.
  • Support the Head of Business Development with the wider management and development of the Business Development function.

Your Skills and Experience

  • Previous experience in business development, property, or estate agency sales, ideally with experience managing, mentoring, or coaching others.
  • Demonstrable experience working within a high-performance sales or business development environment.
  • Previous experience managing, mentoring, coaching, or developing individuals.
  • Confident holding people accountable for their performance.
  • Comfortable having challenging but constructive performance conversations.
  • Highly organized and capable of managing multiple consultants and pipelines.
  • Strong commercial awareness and understands the relationship between activity, opportunities, instructions, and revenue.
  • Analytical and comfortable using performance data to identify issues and opportunities.
  • Can identify why someone is underperforming and, importantly, knows how to help them improve.
  • Excellent communication and interpersonal skills.
  • Proactive, solutions-focused, and takes ownership.
  • Excellent attention to detail.
  • Comfortable working closely with senior management.
  • Ambition to develop into a broader management position as the Business Development function continues to grow.
