The Opportunity

Hatcher’s Yard & Whites Grounds are being repositioned as a connected, experience-led workplace campus in the heart of Bermondsey.

The Campus Manager will be the face of the Campus, responsible for creating a welcoming, safe and well-managed environment for occupiers, visitors, agents and prospective occupiers.

The role combined hospitality, community, security and operational coordination, with an important role in supporting the Campus’ leasing strategy.

Duties and Responsibilities

The below listed tasks/responsibilities are not exhaustive:

  • Own the day-to-day welcome experience across the campus.
  • Welcome occupiers, visitors, agents and prospective occupiers.
  • Support hosting viewings and ensure the campus is presented at its best.
  • Establish consistent hospitality and front-of-house standards.
  • Onboard new occupiers, including welcome packs, inductions, access cards and contact details.
  • Build strong relationships with occupiers and understand their needs.
  • Produce occupier communications, including works notices and a regular newsletter.
  • Produce occupier events and engagement initiatives agreed with the Property Manager.
  • Respond to occupier emails and keep site records and logbooks up to date.
  • Build relationships with local businesses and partners.
  • Oversee the day-to-day operation of the shared meeting rooms, B1 multi-purpose space, courtyard and communal areas.
  • Manage bookings, presentation, equipment and usage.
  • Identify opportunities to improve amenity utilisation and customer experience.
  • Act as the first point of contact for occupiers on all day-to-day matters, including building services, cleaning, security, access, waste, parking and general estate queries.
  • Log requests on the FM helpdesk, resolve them where possible and refer the rest to the Facilities Manager, Property Manager or the relevant contractor. Keep the occupier updated until the job is closed.
  • Pass service charge, lease and invoice queries to the Property Manager with the relevant background.
  • Carry out regular inspections of the common and external areas and log any defects.
  • Co-ordinate contractor attendance and access, including to risers and plant areas, and check the required documentation is in place before works start.
  • Arrange access for planned maintenance and notify occupiers in advance of disruptive works.
  • Administer access control, including issuing, programming and cancelling fobs and keeping records of who holds access to which areas.
  • Monitor waste, recycling and bin stores and co-ordinate the waste and pest control contractors.
  • Report lift, fire alarm, lighting, water and heating faults and follow them through to resolution.
  • Assist the Facilities Manager with health and safety, including routine checks, contractor documentation, evacuation drills and incident report forms.
  • Act as the onsite point of contact in an emergency, following the site emergency procedure and escalating to the Facilities Manager.
  • Act as an extension of the leasing team, by:
    • Supporting the agents and prospective occupiers during viewings.
    • Helping to bring the Campus proposition to life through the viewing experience.
    • Capturing feedback and market insight from prospective occupiers.
    • Supporting with agent/broker events and leasing activations.
  • Monitor occupier engagement, amenity usage, events and occupier feedback.
  • Provide regular insight to the Property Manager and Asset Manager teams.
  • Identify opportunities to improve the experience and support retention and leasing.
