We're looking for an experienced Capital Works Manager to lead the delivery of major planned maintenance programmes across our homes, ensuring our customers receive high-quality improvements delivered safely, efficiently and with exceptional customer service.

Location: Field Based - covering a patch within East Anglia (dependant on location)

What You'll Be Doing

As Capital Works Manager, you'll take ownership of the day-to-day delivery of planned investment programmes, including kitchen and bathroom replacements, rewires and other capital improvement works.

You'll lead and develop a team of multi-skilled operatives, ensuring work is completed to high quality standards, on time and within budget. You'll create a culture of accountability, safety and continuous improvement while maintaining a strong focus on customer satisfaction.

You'll work closely with internal teams, customers and contractors to ensure projects are effectively planned and delivered, resolving challenges quickly and driving operational efficiency throughout the programme.

Key Responsibilities

  • Managing and supporting a team of operatives to deliver high-quality capital works programmes.
  • Ensuring all works comply with health and safety legislation, company policies and building regulations.
  • Monitoring productivity, quality, budgets and performance targets.
  • Completing pre-surveys, inspections and post-work quality checks.
  • Managing customer relationships and ensuring a positive customer experience throughout projects.
  • Working collaboratively with housing, logistics, resource planning and contractor partners.
  • Driving continuous improvement and identifying opportunities to improve service delivery.

What You'll Bring

We're looking for someone who can confidently lead teams, manage performance and deliver excellent operational outcomes.

You'll have:

  • Experience in a supervisory, team leader or management role within property maintenance, construction, social housing or a related environment.
  • Experience managing and developing teams.
  • Strong understanding of health and safety requirements within operational environments.
  • Knowledge of capital works, planned maintenance or investment programmes.
  • Understanding of budget management and cost control.
  • Good IT skills, including Microsoft Office applications.
  • Strong problem-solving and decision-making abilities.
  • A proactive and customer-focused approach.
  • A full UK driving licence.
