Description

Are you keen to play a key and hands on role in the development of our site in Newton Aycliffe and help drive the growth and engagement of our occupants?

Flexspace is the UK’s leading provider of flexible workspace to house small to medium businesses and this vacancy is for a part time Centre Manager for our Newton Aycliffe site with occasional travel to other local sites. We are looking for a self-starter as this is a lone working role where you will have a large amount of autonomy in managing your workload and schedule, while also communicating and building relationships with those in our Peterborough central office. You will need to be able to drive and have access to your own vehicle.

We are looking for someone who is passionate about their site and units and always looking at what they can improve - whether at a personal level, site level or company wide.

You will be provided with a comprehensive induction at our Peterborough site and then on the job training. Although this is a lone working role there are plenty of occupiers to communicate with and all of your colleagues are eager to support remotely. Don't be put off if you have little property experience as we are a business that values determination, a willingness to learn and great communication first and foremost.

This is a part time role of 15 - 20 hours a week with a salary of £30,000 (FTE) per annum pro-rated for part time. Looking for someone to work 3 or 4 days a week.

Profitability

  • Undertaking viewing within 48 hours where requested;
  • Maintain regular contact with the Marketing team to ensure vacancies are advertised online and enquiries efficiently dealt with;
  • Efficiently and effectively manage the resources available to the Centre to achieve or exceed planned sales, occupancy and profitability targets;
  • Ensure quality control of all services and ongoing customer service attitude of all Centre staff;
  • Ensure all vacant units are in a ready to show/occupancy condition at all times;
  • Liaise with Head Office’s credit control team and actively chase debt;
  • Managing customer retention levels, alerting them to any issues or opportunities;
  • Minimising controllable expenses and avoiding unnecessary wastage.

Ownership

  • Liaise closely with Facilities Team with respect to the purchase of all supplies required by the centre;
  • Ensure that the Company Health and Safety policy is implemented at the Centre;
  • Identifying any site level repairs, maintenance, landscaping or estate management requirements (e.g., tenant nuisance, security, refuse collection, cleaning) relating to structure, internal or external common parts.
  • High level Health & Safety review of site to capture things like missing gates & trip hazards and any tenant or third party activity causing Health & Safety risk.

People

  • Work on and with internal colleagues to build good working relationships;
  • Communicate respectfully throughout the organisation;
  • Work on improving processes and ensuring understanding of other’s priorities.

Process

  • Ensure that your centre occupancy details and documentation are properly completed and in order;
  • Instigate and maintain Company policies and procedures;
  • Maintain general knowledge of trends and initiatives within the industry, as well as maintaining an awareness of activity within your local area. Monitor closely competition in terms of products, pricing and services offered. Be aware of special marketing offers on promotions.
  • Overall responsibility for production of monthly invoice production, dispatch and revenue collection;
  • Liaison with HQ to ensure proper forecasting and budget compliance;
  • Keep our CRM system up to date with potential new leads.

Skills, Knowledge and Expertise

  • Experience in property or facilities environment (ideal not essential)
  • Driving licence and transport essential
  • Strong time management skills with experience multitasking;
  • Excellent communication and presentation skills, verbal and written
  • Good inter-personal, communication and presentational skills;
  • Strong MS Office Skills and highly systems literate;
