Property Manager

You will be joining an established company looking for a Property Manager to join their in-house team based in Chester. The portfolio is a mix of commercial and residential units across the North West patch but primarily Wirral and Liverpool.

Compliance and Record Management

  • Ensure all properties remain compliant with current housing, health & safety, and property legislation.
  • Manage statutory compliance requirements including:
    • Gas safety certificates
    • Electrical inspections
    • Fire risk assessments
  • Coordinate remedial actions arising from inspections or compliance audits.
  • Support responses to regulatory inspections.

Facilities Management

  • Manage utilities across the property base.
  • Oversee the maintenance and operation of communal areas and building services.
  • Coordinate planned preventative maintenance programmes.
  • Manage cleaning, waste management, landscaping, security, and other site services.
  • Monitor building systems and ensure prompt resolution of maintenance issues.
  • Assist with major works planning and resident communications.
  • Promote high standards of health, safety, and resident satisfaction across all managed properties.

Rent Reviews

  • Conduct periodic rent reviews in accordance with tenancy agreements and market conditions.
  • Analyse local market data to recommend appropriate rental values.
  • Prepare and issue rent review notices and supporting documentation.
  • Liaise with landlords and tenants regarding proposed rental adjustments.
  • Ensure all rent review processes comply with relevant legislation and contractual obligations.

New Tenancy Management

  • Coordinate the onboarding process for new tenancies in conjunction with appointed letting agents.
  • Review prospective tenant applications and supporting documentation.
  • Conduct tenant interviews and suitability assessment where required.
  • Liaise with landlords and agents regarding applicant recommendations and tenancy approvals.
  • Ensure tenancy start dates, inventories and key handovers are effectively coordinated.
  • Monitor void periods and support initiatives to minimise vacancy durations.

Service Charges

  • Assist in the preparation and administration of annual service charge budgets.
  • Monitor expenditure against approved budgets.
  • Review and reconcile service charge accounts and supporting documentation.
  • Liaise with finance teams, landlords, and leaseholders regarding service charge queries.
  • Support year-end service charge reconciliation processes.
  • Ensure service charge administration complies with lease agreements and statutory requirements.

Contractor Management

  • Refresh standard company procurement procedures: tender processes, adequacy of contractors and suppliers, no over-reliance on individual suppliers.
  • Source, appoint, and manage external contractors and service providers in line with company procurement procedures.
  • Obtain and review quotations for maintenance and repair works.
  • Monitor contractor performance, service levels, and compliance with agreed specifications.
  • Ensure contractors maintain appropriate insurance, certifications, and health & safety documentation.
  • Approve completed works and manage contractor invoicing processes.

Residential Property Management and Inspections

  • Monitor vacant properties and oversee readiness for new occupancies.
  • Follow up on outstanding maintenance issues identified during inspections.
  • Manage repair, maintenance, and health & safety issues, and arrange appropriate remedial actions.

Skills & Experience

  • Previous experience in property management.
  • Strong knowledge of UK property legislation and compliance requirements.
  • Excellent organisational and time management skills.
  • Strong communication and stakeholder management abilities.
  • Experience managing contractors and service providers.
  • Competent in preparing reports, budgets, and property documentation.
  • Proficient in Microsoft Office and property management systems.
