We are representing a private property investment and development organisation on a confidential search for a commercially minded Building Surveyor / Project Manager to join its established in-house property team.
This is a genuine client-side opportunity, offering the successful candidate the chance to take ownership of a varied portfolio of development, refurbishment and extension projects across the UK and some overseas work.
The Opportunity
Working closely with senior internal stakeholders, the successful candidate will take responsibility for projects from initial feasibility and design through planning, construction, completion and handover.
The portfolio is varied and hands-on, encompassing residential development, major refurbishment and extension projects. You will work directly with contractors, architects, engineers, consultants and statutory authorities, ensuring projects are delivered safely, efficiently, commercially and to a consistently high standard.
This is not a purely advisory surveying position. The client is looking for someone who enjoys being close to the detail of delivery, can challenge contractors and consultants constructively, and is comfortable taking ownership of decisions and outcomes.
There is also potential for the role to develop over time into a broader leadership position, including involvement in the development and management of an in-house contracting capability in Jersey.
The opportunity would suit a Building Surveyor, Project Manager or construction professional with approximately 2–5 years' relevant post-qualification or industry experience. Candidates with particularly strong practical construction or site management backgrounds will also be considered.

Key Responsibilities
- Manage residential development, refurbishment and extension projects from feasibility and design through to completion and handover.
- Prepare and maintain project programmes, budgets, scopes of work and delivery plans.
- Monitor site works, contractor performance, workmanship, productivity, quality, programme and costs.
- Coordinate architects, structural engineers, contractors, specialist consultants and statutory authorities.
- Lead and contribute to design, progress and site meetings.
- Produce clear reporting covering project progress, costs, risks, quality, decisions and recommended actions.
- Review and interrogate drawings, specifications, consultant reports, schedules and contract documentation.
- Use CAD software to review, amend and produce technical drawings, layouts and construction details where required.
- Identify design and construction risks and implement appropriate mitigation measures.
- Undertake building inspections, diagnose defects and recommend practical remedial solutions.
- Manage snagging, defects and completion processes through to full project close-out.
- Ensure works comply with relevant Building Regulations, planning requirements, health and safety legislation and other statutory obligations.
- Provide commercially focused advice to internal stakeholders throughout the project lifecycle.
- Ensure project delivery supports wider financial, operational and asset management objectives.
- Support selected commercial property matters, including maintenance projects, schedules of dilapidations and reinstatement cost assessments.

- Strong practical knowledge of construction methods, sequencing, building technology and quality standards.
- Experience monitoring construction works, contractor performance and build quality on site.
- Good proficiency in CAD, including the ability to review and amend technical drawings and produce straightforward layouts or construction details.
- The ability to interpret and interrogate architectural, structural and construction drawings, specifications and consultant reports.
- Good knowledge of building defects, diagnostics and remedial solutions.
- Experience coordinating professional teams, contractors, consultants and statutory authorities.
- Sound understanding of Building Regulations, planning and health and safety requirements.
- Strong project management, organisational and commercial skills.
- The ability to manage multiple projects and competing priorities with limited supervision
