Are you a commercial and/or operational leader who knows how to inspire teams, deliver outstanding results and create lasting value for customers?

At Ian Williams, we are looking for a driven Commercial and Operations Manager who shares our values and is passionate about developing people, improving performance and making a positive difference.

Reporting to the senior leadership team, you will take full accountability for the commercial and operational performance of our Romsey capital business unit. You will balance customer satisfaction, profitability, quality, safety and sustainable growth while leading planned investment programmes for key housing, defence and public sector clients across Hampshire and the New Forest.

This is an excellent opportunity for a commercially astute, people-focused leader with experience in property services, building maintenance or refurbishment. You will bring drive and vision alongside the empathy and leadership skills needed to build a successful, motivated team.

What you’ll be doing as a Commercial and Operations Manager

  • Lead the delivery of capital works contracts in line with customer expectations and the Ian Williams Business Management System. Key workstreams include: kitchen and bathroom replacement programmes, Fire Risk Assessment remedial works, decarbonisation and retrofit projects, and planned capital improvement works.
  • Drive contract profitability, gross margin performance, cash flow and robust financial controls.
  • Monitor KPIs and ensure contracts meet safety, quality, cost, value and programme targets.
  • Manage commercial risk, contractual obligations and overall business performance.
  • Build trusted customer relationships that support repeat business and future growth.
  • Lead, develop and empower operational, commercial and support teams to achieve exceptional results.
  • Manage billings, work in progress and debt to achieve cash-management targets.
  • Develop a reliable, competitive subcontractor supply chain.
  • Support business development, tender submissions and growth opportunities.
  • Contribute to annual budgets and longer-term business planning.

What you’ll bring to the role of Commercial and Operations Manager

  • Leadership experience in a comparable role, ideally within contracting, property services, housing or the public sector.
  • A genuine passion for people, with a track record of engaging, empowering and developing high-performing teams.
  • Experience contributing to business and operational plans, profit and loss reporting, and managing budgets of £3 million to £10 million.
  • Strong client relationship skills, with a clear understanding of contractual expectations, KPIs and SLAs, and the ability to resolve disputes effectively.
