We are Hiring: Commercial Asset Manager/Surveyor

Location: Hackney, London
Contract: Interim (Inside IR35)
Rate: £371.04 per day
Department: Strategic Property Services – Commercial Estates

Job Overview

We are seeking an experienced Commercial Asset Manager to manage a diverse commercial property portfolio on behalf of the London Borough of Hackney. You will be responsible for maximising asset performance and rental income while delivering professional estate management services, including lease negotiations, rent reviews, valuations, acquisitions, disposals, and landlord & tenant matters.

Key Responsibilities

  • Manage a portfolio of commercial properties to maximise income and asset value.
  • Lead rent reviews, lease renewals, lettings, acquisitions, and disposals.
  • Handle landlord & tenant matters, including licences, assignments, subletting, covenant breaches, and dispute resolution.
  • Undertake property inspections, valuations, and options appraisals.
  • Monitor rental income, arrears, voids, budgets, and financial performance.
  • Ensure statutory compliance, Health & Safety, and property legislation requirements are met.
  • Procure and manage external consultants, contractors, and managing agents.
  • Prepare reports and provide professional advice to senior management, elected members, and stakeholders.
  • Support the Council's Asset Management Plan, regeneration projects, and Net Zero strategy.

Essential Requirements

  • Degree in Real Estate, Estate Management, Surveying, or a related discipline.
  • MRICS qualified (Commercial Property or Valuation pathway) or actively working towards chartership.
  • Significant experience in commercial estate or asset management.
  • Strong knowledge of landlord & tenant legislation, lease negotiations, rent reviews, and commercial property management.
  • Experience undertaking commercial property valuations and managing diverse property portfolios.
  • Excellent negotiation, communication, stakeholder management, and report-writing skills.
  • Proficient with Microsoft 365 and property management systems.

Desirable

  • Experience within a Local Authority or other public-sector organisation.
  • Knowledge of IFRS valuations, public sector procurement, and regeneration projects.
  • Experience managing complex property disputes and court proceedings.
