HANDYMAN / BUILDING MAINTENANCE ENGINEER
Job Description | Engineering / Facilities Maintenance
Reports To: Technical Service Manager / Contract Manager
Location: Commercial client sites and managed properties
Employment Area: Planned, reactive and general building maintenance
ROLE OVERVIEW
We are looking for a practical, reliable and customer-focused Handyman / Building Maintenance Engineer to join our maintenance team. The successful candidate will be responsible for a wide range of planned, reactive and general building maintenance works across commercial properties.
This is a hands-on role requiring someone who takes pride in their workmanship and can confidently assess a problem, identify a practical solution and complete the work to a high standard. A can-do attitude, pride in workmanship and willingness to help the client are essential.
GENERAL BUILDING MAINTENANCE
- Carry out general repairs and maintenance across commercial buildings.
- Repair doors, locks, hinges, handles and door closers.
- Repair and replace fixtures, fittings and general building hardware.
- Carry out minor carpentry and joinery works.
- Repair walls, ceilings and other building finishes.
- Carry out basic plastering and making-good works.
- Undertake minor painting and decorating.
- Carry out minor tiling and flooring repairs.
- Replace damaged sealant and carry out mastic works.
- Assemble and install furniture, shelving, signage and other fixtures.
- Carry out minor repairs to kitchens, bathrooms and staff facilities.
PLUMBING MAINTENANCE
- Carry out minor plumbing repairs.
- Repair leaking taps, toilets, valves and pipework.
- Replace washers, cartridges, taps and other plumbing components.
- Clear minor blockages and carry out basic sanitaryware repairs.
- Identify and report more serious plumbing faults.
- Assist with water hygiene and Legionella control activities where required.
ELECTRICAL MAINTENANCE
- Where suitably trained and competent, replace lamps and basic lighting components.
- Replace electrical accessories such as switches and sockets where authorised.
- Carry out basic visual inspections and assist with emergency lighting maintenance.
- Identify and report electrical defects.
- Support qualified electrical engineers with general maintenance activities.
- Important: Electrical works must only be undertaken within the engineer's qualifications, training and level of competence.

HVAC / AIR-CONDITIONING SUPPORT
- Carry out basic cleaning and maintenance of air-conditioning equipment.
- Clean filters, grilles and accessible components.
- Check equipment for obvious defects and report abnormal operation, leaks, noise or performance issues.
- Assist qualified AC engineers with maintenance and installation works where required.
- Maintain clean and unobstructed areas around HVAC equipment.
PLANNED & REACTIVE MAINTENANCE
- Complete scheduled PPM tasks in accordance with maintenance schedules.
- Carry out routine inspections of buildings, fixtures and equipment.
- Identify defects before they become larger problems.
- Respond to reactive maintenance requests and urgent call-outs when required.
- Diagnose and resolve faults within the engineer's level of competence.
- Make safe situations where an immediate repair is not possible and escalate specialist works.
- Report additional remedial works and potential improvements.
CLIENT & CUSTOMER SERVICE
- Maintain a professional and approachable manner.
- Communicate clearly with clients and building occupants.
- Treat client property with care and respect.
- Minimise disruption while carrying out works.
- Keep work areas clean and tidy.
- Explain issues and repairs clearly to clients where appropriate.
- Represent Solatherm positively at all times.
HEALTH & SAFETY
- Follow all company Health & Safety procedures.
- Carry out appropriate risk assessments before commencing work.
- Use PPE correctly and follow site-specific procedures and permit requirements.
- Maintain safe working practices and good housekeeping.
- Report hazards, accidents and near misses.
- Ensure tools and equipment are safe and properly maintained.
DOCUMENTATION & REPORTING
- Complete job sheets and maintenance records accurately.
- Record materials and parts used.
- Provide photographs of completed works where required.
- Report defects, additional works and recommendations for future repairs or improvements.
- Complete PPM and reactive maintenance documentation promptly.
QUALIFICATIONS & EXPERIENCE
Essential
- Previous experience in building maintenance, facilities maintenance, handyman or a similar role.
- Good practical knowledge of commercial buildings.
- Experience carrying out general repairs and maintenance.
- Basic plumbing knowledge.
- Basic electrical knowledge.
- Basic HVAC / air-conditioning awareness.
- Good problem-solving ability and the ability to work independently.
- Good communication and customer service skills.
- Reliable and professional approach to work.

THE IDEAL CANDIDATE
The ideal candidate is someone who can walk into a commercial building and see what needs doing. They should be confident tackling everyday maintenance problems, whether that is repairing a door, fixing a leaking tap, replacing a light fitting, making good a damaged wall, assembling furniture, carrying out minor AC maintenance or finding a practical solution to a problem that does not neatly fit into one particular trade.
