Commercial Building Surveyor
Location: London
Contract: 6-month contract (Inside IR35)
Rate: £325 per day
The Opportunity
This is a role for a Building Surveyor who wants to work across a genuinely varied commercial property portfolio. You'll be responsible for a range of corporate and community assets, including office buildings, libraries, leisure centres, and schools. The work isn't focused on residential housing; instead, you'll be dealing with the condition, maintenance, and improvement of the Council's commercial and corporate estate.
One day you could be inspecting completed contractor works and signing off invoices; the next, you could be managing a refurbishment project or overseeing a larger capital scheme such as a roof or window replacement programme.
It's a hands-on surveying role with a strong mix of technical inspections, project delivery, contract management, and client-facing responsibility.
The portfolio is 100% corporate and commercial, rather than residential housing. You'll be working across assets such as:
- Corporate office buildings
- Libraries
- Leisure centres
- Schools
- Other Council-owned commercial and community buildings

This means the role is particularly suited to someone with a commercial, corporate, or public-sector building surveying background. There is no requirement for residential housing experience, and the role does not focus on damp and mould, Awaab's Law, or housing legislation.
What You'll Actually Be Doing
You'll provide professional building surveying support across the corporate and commercial property portfolio, including:
- Carrying out detailed building inspections and condition surveys
- Identifying defects, maintenance requirements, and health and safety risks
- Inspecting completed contractor repairs and confirming works have been delivered to the required standard
- Approving completed works and supporting the associated payment and invoice process
- Managing small works projects
- Managing larger capital projects, such as window and roof replacement programmes
- Preparing specifications, schedules of work, drawings, and tender documentation
- Managing contractors and consultants to ensure projects are delivered safely, on time, within budget, and to the required standard
- Administering building contracts and monitoring expenditure
- Supporting procurement of building works and consultant appointments
- Undertaking defect diagnosis, planned maintenance, and lifecycle planning
- Preparing feasibility studies, technical reports, cost estimates, and recommendations
- Providing professional and technical advice to internal departments, tenants, stakeholders, and senior management
- Responding to reactive maintenance issues and coordinating appropriate remedial action
- Maintaining accurate property records, survey information, compliance documentation, and project files
