About the Role & Company
This is a well-established design and build office fit-out specialist with a strong reputation for delivering high-quality workplace projects. The business combines creative design with reliable delivery and operates with a collaborative culture and a steady pipeline of work.
As Commercial Director, you will lead the commercial strategy across the business, shaping pricing models, overseeing tendering, guiding supply chain performance, and ensuring projects are set up to achieve strong margins. You will work closely with design, operations, and finance to align cost, design, and delivery while driving profitability, commercial clarity, and long-term growth.
Key Responsibilities
- Manage all aspects of tender submissions.
- Develop accurate project bids in collaboration with internal teams.
- Attend initial sales kick-off meetings and internal strategy sessions.
- Arrange collateral material for pitches.
- Work alongside the project team to ensure pitches are delivered confidently and successfully.
- Attend commercial meetings after appointment to agree strategies to maximise margin.
- Ensure H&S standards are met throughout the build programme.
- Negotiate with suppliers and contractors, ensuring contractual obligations are aligned with the supply chain.
- Monitor supply chain resilience and market forces affecting pricing.
- Work with finance to review monthly job profitability reports and take action to keep projects on track.
- Produce construction programmes.
- Monitor subcontractor performance as part of end-of-project reviews.
- Review client proposals and project schedules to ensure viability against profit goals and available resources.
- Ensure each project is appropriately resourced to deliver on time and on budget.
- Organise, chair, and minute pre-contract meetings when required.
- Oversee O&M documentation, sign-off, and certification of completed works.
- Maintain a clear audit trail to ensure client expectations are managed throughout the project.
- Complete contract particulars, prepare draft contracts, and produce contract packs.
- Manage contract negotiations with clients and subcontractors.
- Issue full drawings, specifications, finishes, and programmes to contractors to ensure alignment.
- Engage with Technical Designers on relevant MEP matters.
- Ensure subcontractors attend site early in the pitch or project process.
- Liaise with Operations to produce a coherent internal programme for project delivery.
- Stay up to date with legislation and ensure the team is aware of changes affecting project delivery.

- Develop detailed project costings aligned with client budgets and business requirements.
- Identify opportunities for value engineering.
- Work closely with the design team to ensure alignment between design and cost, maximising margins.
- Obtain multiple subcontractor quotes and carry out in-depth cost analysis.
- Ensure quotes are uploaded to the CRM system and issued in the correct format.
- Ensure minimum margin and profit requirements are met at adjudication.
- Cash-flow projects across the build programme in line with payment terms.
- Take ownership of budgeting, forecasting, planning, and financial performance.

- Manage workflow and resource allocation across multiple concurrent projects.
- Ensure team structure supports business objectives.
- Deliver agreed business outcomes aligned with financial results and deadlines.
- Build and maintain a safe, inclusive, and respectful workplace.
