Commercial Director – Housebuilding

Up to £110,000 + Car Allowance
North West

Our client is a construction group expanding its housebuilding division as part of a wider growth strategy. Following recent investment and a refreshed operating model, the business is strengthening its commercial structure and building the foundations for controlled, scalable delivery across a mix of residential schemes. The division delivers predominantly Single-Family Housing for housing associations, with occasional open-market elements, and is now entering a phase where stronger commercial leadership will directly influence how it grows.

We’re hiring a Commercial Director to lead commercial strategy across a mix of traditional housebuilding, partnerships, and Single-Family Housing schemes. You’ll shape commercial standards, strengthen governance and support multi-site delivery as the organisation expands. This is a senior role at the centre of the business, influencing how the commercial function evolves and ensuring the division is set up for long-term success.

  • Lead commercial strategy across a portfolio of residential schemes, including private sale, partnerships and SFH
  • Ensure regional commercial teams are fully resourced, well-directed and supported
  • Approve site start budgets and monthly valuations in line with group policies
  • Provide commercial challenge at divisional valuation meetings
  • Analyse and report on costs, cashflows and commercial performance
  • Review and challenge divisional budgets, cost plans, valuations and forecasts
  • Benchmark build-cost performance using commercial systems and data-led reporting
  • Audit commercial compliance across regions, identifying risk and improvement opportunities
  • Develop and embed practical commercial processes, templates and reporting frameworks
  • Support procurement strategy, subcontractor recommendations and commercial approvals
  • Maintain awareness of new materials, methods and commercial innovations
  • Work closely with Technical to maintain a commercially robust, cost-effective house type portfolio
  • Support land viability reviews, cost assumptions and value-engineering opportunities
  • Advise on contractual matters alongside legal colleagues

What we’re looking for:

  • Senior Commercial Manager or Commercial Director background in housebuilding, partnerships or mixed-tenure delivery
  • Degree-qualified in Quantity Surveying / Commercial Management (or able to demonstrate equivalent experience)
  • Strong CVR/WIP discipline and commercial governance capability
  • Experience overseeing multi-site residential programmes
  • Excellent communication skills with the ability to influence senior stakeholders
  • Commercially astute, analytical and confident in identifying cost, procurement and contractual risk/opportunity
  • Able to deliver clear briefings, guidance and training to divisional teams
  • Strong systems capability (Excel and commercial management platforms)
  • Self-motivated, structured and comfortable managing competing priorities
