Commercial Finance Manager (Regional)

Are you a commercially minded finance leader who can turn complex data into strategic insight, influence senior stakeholders and drive performance across a high-profile real estate portfolio?

We're looking for a Commercial Finance Manager to play a pivotal role in supporting our Regional portfolio, providing financial leadership, robust governance and commercial challenge that helps shape investment decisions, enhance operational performance and drive long-term value creation.

This is an opportunity to operate at the heart of a significant property portfolio, partnering with senior leaders, Joint Venture partners and cross-functional teams to influence strategic decisions and deliver commercial outcomes.

Why This Role Matters

As Commercial Finance Manager (Regional), you will be the trusted finance partner to the Regional portfolio team, with full accountability for financial performance, forecasting, reporting, Joint Venture governance and commercial business partnering. You'll provide meaningful insight and constructive challenge across asset management, development, investment and operational activities, ensuring decisions are underpinned by robust financial analysis.

Working closely with teams across Portfolio Management, Development, Strategy, Investment and Group Finance, as well as external Joint Venture partners and managing agents, you'll help maximise portfolio performance, identify opportunities for value creation and support the delivery of key strategic objectives.

What You'll Be Responsible For

Financial Planning, Performance & Reporting

  • Lead monthly, quarterly and annual reporting for the Regional portfolio, providing insightful analysis on financial performance, valuation movements, key risks and opportunities.
  • Own budgeting, forecasting and long-term planning processes in partnership with business stakeholders and Group Finance.
  • Present financial performance, forecasts and recommendations to senior leadership teams, governance forums and Joint Venture Boards.
  • Oversee customer collections, arrears management and write-off governance, ensuring robust financial control.
  • Enhance reporting, forecasting and finance processes through automation, standardisation and continuous improvement initiatives.

Joint Venture Finance & Governance

  • Serve as the finance lead for Regional Joint Ventures, ensuring strong governance, financial control and reporting accuracy.
  • Own the Joint Venture reporting cycle, maintaining consistency between Joint Venture and Crown Estate reporting.
  • Ensure compliance with contractual agreements, delegated authorities and governance frameworks.
  • Build effective relationships with Joint Venture partners as the primary finance contact and advisor.

Commercial Business Partnering

  • Act as trusted finance partner to the Head of Portfolio Management and Regional leadership team.
  • Support strategic planning and commercial decision-making through financial modelling, scenario analysis, business cases and investment appraisals.
  • Evaluate asset management opportunities including regears, renewals, lettings, development initiatives, acquisitions and disposals.
  • Support property onboarding and undertake financial due diligence across customers, suppliers and investment opportunities.
  • Partner with managing agents and internal stakeholders to identify, manage and maximise portfolio opportunities and mitigate risks.

Development & Capital Projects

  • Provide financial oversight, reporting and commercial support across development and major refurbishment projects.
  • Support development appraisals, project phasing, funding requirements and return assessments.
  • Ensure capital expenditure, development drawdowns and cash movements are accurately reflected in forecasts and reporting.
  • Work closely with Development teams to align financial outcomes with commercial objectives.

Leadership & Team Development

  • Lead, coach and develop a high-performing finance team, fostering accountability, collaboration and commercial thinking.
  • Build financial modelling capability across the team while maintaining hands-on involvement in complex analysis.
  • Set high standards for technical excellence, governance, stakeholder management and continuous improvement.

What We're Looking For

Commercial Real Estate Finance Expertise

  • ACA, ACCA or CIMA qualified with significant post-qualification experience.
  • Proven experience within commercial real estate, property, investment or asset management finance.
  • Strong background in financial reporting, forecasting and strategic planning within complex commercial organisations.
  • Sound knowledge of governance frameworks, financial controls and Joint Venture structures.

Commercial & Analytical Excellence

  • Strong ability to interpret complex financial information and translate insights into practical commercial recommendations.
  • Advanced experience developing, reviewing and challenging sophisticated financial models.
  • Demonstrated commercial acumen supporting investment, development, asset management and strategic decision-making.
  • Excellent analytical, problem-solving and decision-support skills with the ability to balance detail and commercial priorities.

Leadership & Stakeholder Management

  • Proven track record of leading, developing and motivating high-performing teams.
  • Ability to build credible relationships with senior stakeholders, external partners and Joint Venture organisations.
  • Confident communicator capable of presenting complex financial information to both financial and non-financial audiences.
  • Collaborative and influential, able to provide constructive challenge and drive informed decision-making.
  • Hands-on and delivery-focused, with the willingness to engage in operational detail where needed.

Technical Capability

  • Advanced Excel and financial modelling skills as well as excellent financial systems expertise.
  • Great attention to detail combined with strong commercial awareness.
  • Commitment to improving finance processes, controls, governance and operational efficiency.
