The Opportunity
A new opportunity for a Commercial Manager role has arisen in Crest Nicholson's Eastern Division. As Commercial Manager you will be responsible for ensuring timely & accurate cost management, dealing with contractual issues & procurement & payment of sub-contractors for complex large volume development projects from pre-operational stage through to final account settlement.
Key Responsibilities
- Assist in the speedy, accurate and cost effective management for development sites from pre-production negotiation to completion.
- Identification and assessment of suitable sub-contractors.
- Negotiation and letting of sub-contractors within the set timescales including the recommendation of any possible cost effective savings on the development design detailed and materials specified.
- Preparation of sub-contract documents ensuring that they contain all work and/or materials which are likely to be required to enable the dwelling to be ultimately completed.
- Placing or vetting and approving of orders together with evaluation and verification of claims and variations.
- Regularly reviewing cost estimates and accurately maintaining site budgets.
- Recommending the most cost effective means of developing the land and advising any suitable alternatives.
- Special projects as instructed by the Commercial Director.
- Providing further information and assistance to the Surveying Executive as and when required.
- Maintaining a safe working environment within Company workplaces, and applying the Company Health & Safety Policy, for their own, their colleagues, third parties and public's benefit.
- Specification of materials and plant in accordance with Group Agreements.
- Accurate and comprehensive procurement of all subcontract packages.
- Ensuring the team compliance with Crest Nicholson Commercial procedures.
- Accurate reporting and documenting.
- Assisting and managing the Surveyors.
- Any other duties that may be required.

Essential Qualifications/Attributes
- RICS / CIOB qualification.
- Commercially aware with the ability to manage staff.
- Prior experience as a Commercial Manager, ideally with the house building industry or with a developer with mixed use credentials.
- Good negotiator.
- Excellent communication skills.
- Organised – Able to direct and work to strict deadlines and under pressure.
