Commercial Manager - Central Belt, Scotland

Our client is one of Scotland's most respected and established residential contractors, delivering high-quality housing and mixed-tenure developments across the Central Belt. With a strong pipeline of secured work, they are seeking an ambitious and commercially astute Commercial Manager to join their senior leadership team.

Operating across both public and private sector markets, the business delivers a diverse range of large-scale flatted developments and residential-led schemes in partnership with housing associations, local authorities, institutional investors, and private developers. Their reputation has been built on quality, collaboration, and long-term client relationships.

Your New Role

As Commercial Manager, you will take ownership of the commercial function across a portfolio of significant residential developments, ensuring robust financial control, effective risk management, and the successful delivery of commercial objectives.

Working closely with operational teams and senior leadership, you will provide strategic commercial direction from pre-construction through to final account, whilst leading and supporting a high-performing commercial team.

  • Leading all commercial activities across multiple live projects.
  • Managing project profitability and financial performance.
  • Overseeing procurement strategy and subcontractor management.
  • Driving cost control, forecasting, and reporting processes.
  • Managing contractual and commercial risks.
  • Negotiating and agreeing subcontract and client accounts.
  • Providing commercial leadership to project delivery teams.
  • Mentoring and managing Quantity Surveyors and commercial staff.
  • Supporting the wider business through accurate commercial reporting and decision-making.

What You'll Need to Succeed

The successful candidate will be an experienced commercial professional with a proven track record delivering complex construction projects.

  • Commercial developments
  • Mixed-use projects

You will possess:

  • Extensive commercial leadership experience within the construction sector.
  • Strong contractual knowledge and commercial acumen.
  • Proven ability to manage multiple projects and stakeholders simultaneously.
  • Excellent leadership and team management capabilities.
  • Strong negotiation and communication skills.
  • A proactive and strategic approach to commercial decision-making.
  • Degree qualification in Quantity Surveying, Commercial Management, or a related discipline (preferred).
