Commercial Manager - Cost Verification & Auditing

Responsible to: Head of Procurement & Commercial

Location: Mayfair, London (18 month Fixed-Term Contract, full-time office based)

Qualifications: Education to degree level. Ideally Chartered in relevant construction discipline.


Role Summary

A project specific role relating to the development of 1 Mayfair (formally known as Audley Square House). 1 Mayfair is the legacy project for John Caudwell and this individual will aspire to the high standards expected of the project and their colleagues. Beyond the project this individual will form part of the Development Delivery Team for Caudwell Ltd who currently have a portfolio of projects in London and the South of France.


Key Responsibilities

  • Undertake detailed reviews and audits of trade contractor accounts.
  • Review contracts, valuations, variations, and claims, with the aim of auditing the proposed final accounts put forward by the Construction Manager.
  • Take ownership of complex or disputed final accounts and work through significant volumes of unresolved variations with the aim of establishing an independent account position from that put forward by the Construction Manager.
  • Investigate trade contractor claims to establish whether amounts claimed are contractually and commercially justified.
  • Identify overclaims, duplicated costs, omissions, errors, inconsistencies, and unsupported items.
  • Review measurements against drawings, specifications, site records, photographs, programmes, and other project documentation.
  • Where required, independently measure works rather than relying solely on the trade contractor or construction manager measurements.
  • Analyse large and complex variation accounts and establish the value actually due.
  • Investigate claims for prolongation, preliminaries, disruption, loss and expense, and other additional costs.
  • Identify areas where errors or overclaims may not be immediately apparent.
  • Maintain a detailed audit trail and provide clear evidence supporting commercial conclusions.
  • Work closely with project teams and other stakeholders to establish the factual and contractual position.
  • Challenge trade contractor accounts constructively and professionally where the evidence does not support the amount claimed.
  • Produce clear commercial assessments and recommendations based on detailed investigation.

Essential Experience & Skills

  • 10+ years' experience in Quantity Surveying or a similar commercial construction role.
  • Extensive experience with contractor and subcontractor accounts.
  • Strong knowledge of construction contracts, tenders, variations, valuations, and final accounts.
  • Experience reviewing and auditing accounts at a detailed level.
  • Demonstrable forensic / investigative QS skills.
  • Ability to identify inconsistencies, anomalies, errors, duplication, and potential overclaims.
  • Strong measurement skills, including the ability to measure works independently from drawings, specifications, and site records.
  • Experience dealing with significant numbers of variations and complex final accounts.
  • Understanding of preliminaries, prolongation, delay, disruption, and associated cost claims.
  • Excellent attention to detail and a methodical approach to reviewing large volumes of information.
  • Ability to work independently and take ownership of difficult commercial issues.
  • Strong analytical, numerical, contractual, and report-writing skills.

What we are looking for

The successful candidate will be a self-starter who does not simply accept an account at face value. They will naturally ask questions, test the information presented, follow the evidence, and get into the detail to establish what is actually due.

You should be comfortable dealing with situations where the answer is not immediately obvious and where a contractor's account requires significant investigation before a final position can be reached.

A forensic mindset is particularly important. We are looking for someone who can look beyond the headline figures and identify where the underlying detail does not support the amount being claimed.
