About the Role
Are you an experienced commercial professional who can identify solutions and assess the impact of commercial and technical changes at a strategic level?
We are seeking a driven and experienced Commercial Manager to join a leading UK construction organisation. The successful candidate will have a strong background with a major UK Main Contractor and proven experience leading commercial teams across a variety of mid to large-scale construction projects.
You will be responsible for overseeing and managing the commercial aspects of multiple projects, with a particular focus on healthcare, alongside opportunities across the education, life sciences and commercial sectors.
Key Responsibilities
- Provide commercial leadership and support across a diverse portfolio of mid to large-scale new-build and refurbishment projects.
- Anticipate changes in commercial resource requirements and plan accordingly across projects.
- Respond positively and effectively to organisational and project changes.
- Provide commercial support throughout the tendering and pre-contract process, including the preparation of commercial reports.
- Support the commercial mobilisation and start-up of new projects, ensuring appropriate procedures are implemented.
- Develop and manage effective procurement strategies for materials, subcontractors and off-site services.
- Ensure subcontract procurement is delivered in line with project programmes and company procurement procedures.
- Undertake package gap analysis to ensure all elements of subcontract procurement are fully addressed.
- Manage tender processes, including preparation of tender invitations, detailed evaluations and recommendations for award.
- Work collaboratively with the supply chain to drive continuous improvements in cost, quality, efficiency and project delivery.
- Maximise project cash flow through the timely preparation of valuations, applications for payment, invoicing and payment collection.
- Manage the timely preparation and settlement of final accounts, including variations, claims and disputes.
- Maintain effective cost control, identifying opportunities to reduce unnecessary expenditure and improve project efficiency.
- Monitor subcontractor costs and ensure projects meet or exceed financial targets.
- Produce accurate and timely Cost Value Reconciliation (CVR) reports, forecasts and financial information.
- Support the establishment and monitoring of project financial targets.
- Identify project risks and opportunities at an early stage and ensure appropriate mitigation or exploitation strategies are implemented.

About You

The ideal candidate will have:
- A relevant professional qualification, such as a Degree in Quantity Surveying.
- Significant commercial management experience gained with a large UK Main Contractor.
- Proven experience managing the commercial function on mid to large-scale construction projects, typically with annual project values exceeding £10 million.
- Strong experience across healthcare new-build and refurbishment projects.
- Experience leading and developing commercial teams.
- Strong commercial, contractual and financial management skills.
- Excellent knowledge and practical experience of NEC forms of contract.
- The ability to operate strategically while maintaining strong attention to commercial detail.
- Excellent communication, negotiation and stakeholder management skills.
- A proactive approach to identifying risks, opportunities and commercial improvements.
