About The Role:
Commercial Manager
Location: Home-based with UK-wide travel
Reporting to: Commercial Finance Manager
About The Role
We are seeking an experienced Commercial Manager to lead all commercial and contractual activities across a Total Facilities Management (TFM) contract portfolio.
Working closely with the Contract Account Director and Technical Account Director, you will provide commercial leadership to drive contract performance, profitability, financial control, risk management and contractual compliance. This is a key business partnering role, supporting operational teams to achieve both financial and service delivery objectives.
Key Responsibilities
- Lead commercial management activities across the contract portfolio, ensuring compliance with contractual obligations and governance requirements.
- Manage commercial risks and opportunities, implementing mitigation and improvement plans.
- Oversee contract variations, change control processes and service change requests, ensuring commercial opportunities are identified and recovered.
- Support budgeting, forecasting, financial planning and performance reporting.
- Develop business cases, pricing models and financial analysis to support operational improvements and growth opportunities.
- Manage and improve financial controls, including cost models, invoicing processes, WIP and revenue recovery.
- Support payment applications and client commercial submissions.
- Lead subcontractor commercial reviews and contract renewals.
- Work closely with operational and performance teams to improve supplier performance and minimise KPI/SLA deductions.
- Build strong relationships with clients, suppliers and internal stakeholders.
- Support mobilisation, demobilisation and transition activities as required.

Essential Experience
- Significant commercial management experience within Facilities Management, Total Facilities Management (TFM), Property Services or a related sector.
- Experience supporting Hard Services delivery and maintenance contracts.
- Strong background in budgeting, forecasting, financial reporting, cost control and commercial performance management.
- Experience managing contract variations, change control and client commercial reporting.
- Knowledge of supplier management, commercial governance and contractual risk management.
- Advanced Microsoft Excel skills, including complex commercial and financial models.
- Strong stakeholder management, influencing and negotiation skills.
- Excellent communication and presentation abilities.
Desirable
- Experience within large-scale public sector, government or corporate FM contracts.
- Knowledge of KPI and SLA-driven contracts.
- Experience using Power BI and commercial reporting tools.
- CIMA, ACCA or equivalent qualification.
- Experience of TUPE reconciliations and workforce cost modelling.

Requirements
- Degree qualified in a commercial, business or surveying-related discipline (or equivalent experience).
- Full UK driving licence.
- Willingness to travel nationally as required.
