We are recruiting for an experienced Commercial Manager to join a specialist building services contractor working on a £24m-£30m shell and core life sciences facility in Canary Wharf.
This is a key commercial appointment within a high-profile London project, offering the opportunity to take ownership of the commercial function and work closely with the project and operational teams.
The Role
As Commercial Manager, you will lead the commercial management of the project, ensuring strong financial and contractual performance from commencement through to completion.
Key Responsibilities Will Include
- Lead the commercial function across the project.
- Take ownership of contract administration and commercial performance.
- Manage commercial risks, opportunities, and change.
- Oversee valuations, applications for payment, and cash flow.
- Manage subcontractor accounts, variations, and final accounts.
- Monitor project costs, forecasting, and financial performance.
- Produce accurate commercial reporting for senior management.
- Lead commercial negotiations with clients and the supply chain.
- Work closely with project, operational, and procurement teams.
- Ensure contractual obligations and commercial governance are maintained.
- Support the successful delivery and close-out of the project.

About You
We are looking for a Commercial Manager with a strong MEP/M&E background and commercial building experience.
Relevant Backgrounds Could Include
- MEP specialist contractors.
- Mechanical or electrical contractors.
- Building services contractors.
- Specialist communications/building technology contractors.
- Main contractors with significant responsibility for M&E packages.
Candidates from businesses operating in a similar market to specialist building services contractors would be particularly relevant.
You Will Ideally Have
- Proven experience as a Commercial Manager or Senior Quantity Surveyor within an MEP environment.
- Strong commercial building experience.
- Experience managing significant M&E packages.
- Strong JCT contract experience.
- Excellent subcontract, change, and final account management experience.
- Strong commercial leadership and stakeholder management skills.
- A relevant degree/HNC qualification or equivalent experience.

This is specifically a commercial building / MEP opportunity.
We are not looking for candidates whose experience is exclusively:
- Civil engineering or infrastructure.
- Consultancy.
- Client-side.
Main contractor candidates will be considered where they have substantial experience managing M&E packages commercially within commercial building projects.

- Salary up to £108,000, depending on experience.
