We are looking for an experienced Commercial Manager to strengthen commercial control across our live passive fire projects.
The key objective is simple: maintain clear visibility of project costs, productivity, variations and forecast margin so commercial risks are identified early and projects remain profitable.
The role will work closely with Contracts Managers, providing commercial support while allowing them to focus on operational delivery.
Key Responsibilities
- Manage and maintain variation registers, ensuring additional works are captured, notified, valued and recovered.
- Monitor daily labour/productivity data against project and BOQ allowances.
- Produce weekly cost and margin reports across live projects.
- Track actual costs against budget and identify overspend early.
- Maintain accurate cost-to-complete and forecast final margin for each project.
- Flag projects showing declining productivity or margin and establish the reason.
- Manage applications for payment, valuations and final accounts.
- Ensure contractual notices are issued for delays, access restrictions and programme changes.
- Support Contracts Managers with commercial and contractual matters.
- Work with Tier 1 QS and Commercial teams to resolve variations and commercial issues.
- Provide Directors with clear visibility of commercial risks, opportunities and project profitability.

- Minimum 8 years commercial experience.
- Passive fire protection background is essential.
- Strong experience working with Tier 1 main contractors.
- Strong knowledge of variations, cost reporting, forecasting and final accounts.
- Good understanding of labour productivity and project margin control.
- Strong contractual and negotiation skills.
What Success Looks Like
We should know weekly which projects are performing, which are falling behind commercially, why, and what action is being taken.
The aim is to identify margin or productivity issues early enough to correct them - not at the end of the project.
