Commercial Manager
We are seeking a Commercial Manager for a client that invests, develops, and manages properties within the living sector. The company has a vast portfolio of “best in class” accommodation and is well financed.
The role reports to the Head of Commercial and will be focused on capital projects. In this pivotal role, you will act as the commercial backbone for asset management and asset enhancement programmes.
From the moment a project is conceived until the keys are handed over, you will hold total fiscal accountability. You will collaborate closely with colleagues, and you will manage a junior cost manager.

Key Responsibilities
- Deliver early-stage cost advice for new opportunities, producing granular cost plans to secure project funding and mitigate initial risks.
- Manage project budgets from concept to final account. Oversee cash flows, value engineering, variation controls, and dispute resolution to ensure alignment with Board-approved targets.
- Drive the tendering process, manage supply chain relationships, and execute construction contracts, securities, and warranties.
- Spearhead cost benchmarking analysis, resolve legacy defects or claims, and champion corporate ESG targets, including net-zero and inclusion goals.

We’d like to hear from people who have
- A background in commercial management or quantity surveying within the living or education sectors, likely at Senior Quantity Surveyor or Commercial Manager level.
- RICS or CIOB accreditation (qualified or progressing towards) is preferred, alongside a solid grasp of sustainable building practices.
- Good negotiation and stakeholder management skills, with the agility to learn quickly and present confidently at all business levels.
- A Valid UK driving licence and a willingness to travel nationwide.
