Due to continued growth, we are seeking an experienced Commercial Property Manager to join our London team.

This is an exciting opportunity to take ownership of a diverse and high-profile portfolio comprising industrial estates, multi-let office buildings, retail assets, and several large shopping centres across London and the South East.

Working within an established and highly respected property management team, you will act as the primary point of contact for a range of institutional, corporate and private clients.

You will be responsible for all aspects of property management, including service charge budgeting and reconciliation, client reporting, tenant liaison, contractor management, compliance oversight and identifying opportunities to enhance asset performance and value.

Key Responsibilities

  • Day-to-day management of a mixed commercial property portfolio including industrial, office, retail and shopping centre assets.
  • Building and maintaining strong relationships with clients, occupiers, contractors and professional advisers.
  • Acting as the primary point of contact for landlords and tenants, providing exceptional levels of customer service.
  • Preparation and management of annual service charge budgets across multiple assets.
  • Monitoring service charge expenditure, managing costs effectively and ensuring accurate allocation and recovery.
  • Completing annual service charge reconciliations and working in line with RICS Professional Standards.
  • Producing detailed service charge reports, forecasts and financial updates for clients.
  • Managing service charge queries from tenants and clients in a timely and professional manner.
  • Reviewing supplier contracts and identifying opportunities for cost efficiencies and service improvements.
  • Overseeing major works projects and ensuring costs are appropriately administered through service charge mechanisms where applicable.
  • Preparing periodic client reports, including financial, operational and asset management updates.
  • Monitoring rent collection, arrears and income performance across the portfolio.
  • Managing landlord and tenant matters including lease obligations, licences, and occupier issues.
  • Coordinating planned preventative maintenance programmes and property inspections.
  • Managing contractors and ensuring the highest standards of service delivery.
  • Ensuring compliance with all statutory and health & safety requirements.
  • Supporting lettings, lease renewals, rent reviews and other property transactions.
  • Identifying and implementing asset management initiatives to improve income, tenant retention and capital value.
  • Monitoring void properties and implementing strategies to minimise vacancy periods.

  • Proven experience in commercial property management.
  • Experience managing mixed commercial portfolios incorporating industrial, office, retail and shopping centre assets.
  • Strong knowledge of service charge budgeting, management and reconciliation.
  • Understanding of landlord and tenant legislation and best practice property management principles.
  • Excellent client relationship and stakeholder management skills.
  • Strong financial and reporting capabilities.
  • Ability to manage multiple priorities and deadlines within a fast-paced environment.
  • Excellent communication and negotiation skills.
  • Proficiency in Microsoft Office and property management software.
  • MRICS qualification preferred, although qualified by experience candidates will also be considered.
