Blair West are supporting Ward Group Investments, to find a Commercial Property Manager. This role will provide day-to-day operational support to the Commercial Asset Manager, helping to ensure a portfolio of commercial properties is well maintained, compliant and delivering a high standard of service to tenants. Working across property, facilities and finance functions, the role will have responsibility for coordinating maintenance, compliance and service charge activity across the portfolio.

The Opportunity:

  • Provide day-to-day operational support to the Commercial Asset Manager across a portfolio of commercial properties.
  • Monitor property maintenance, repairs and ongoing issues, ensuring actions are progressed and resolved within agreed timescales.
  • Maintain accurate property records, compliance documentation, maintenance logs and certification.
  • Coordinate statutory compliance requirements across areas including fire safety, asbestos, legionella, electrical testing, lifts and gas safety.
  • Oversee Planned Preventative Maintenance schedules and monitor both planned and reactive works through to completion.
  • Act as a key point of contact for tenants regarding maintenance requests, ensuring issues are communicated and resolved professionally.
  • Work closely with the Asset Manager, Facilities Manager and in-house maintenance teams to maintain safe, compliant and well-managed properties.
  • Support the management of service charge budgets, including expenditure reviews, annual budgeting, forecasting and variance monitoring.
  • Liaise with Finance, tenants and external managing agents to resolve service charge and property management queries where required.

You’ll Be the Ideal Candidate for This Position If You Have:

  • Previous experience within commercial property management, facilities management or asset management.
  • A good understanding of commercial property maintenance and statutory compliance requirements.
  • Experience coordinating maintenance, repairs or facilities-related activity across multiple properties or sites.
  • Strong organisational skills, with the ability to manage competing priorities and keep multiple workstreams moving.
  • The confidence to deal directly with tenants, contractors and internal stakeholders to resolve property-related issues.
  • An understanding of service charge expenditure, budgeting or property-related financial administration.
  • Strong attention to detail when managing compliance records, certification and property documentation.
  • Experience working collaboratively across property, maintenance and finance functions.
  • Good working knowledge of Microsoft Office and property management systems.
