David Samuel Asset Management Limited, the management arm of DSPL, has over 25 years of experience and currently manages a portfolio more than 175 properties and 1500 tenants. Through a team of over 30 in-house staff including surveyors and accountants, they manage/collect rent and service charge and asset manage all their portfolio in house.
Job Description
We are recruiting a Commercial Property Manager (Hybrid / Remote-based role) reporting into the Head of Property Management, who will be responsible for Service Charge management, and for overseeing the daily operations and Facilities Management of the commercial properties within the DSAM portfolio across the UK. Whilst the role is remote based and will be predominantly covering the Southern parts of the UK, frequent travel will be required to the Head Office in Manchester and may also be required to other properties across the UK portfolio as necessary. The ideal candidate will ensure that the Service Charge management process is undertaken accurately, and within agreed timescales, and that properties are managed effectively and efficiently.

Key Responsibilities
- Prepare, review, analyse and reconcile Service Charge budgets, driving efficiencies where possible
- Manage and oversee operations, maintenance, administration and improvement of commercial properties
- Build and maintain strong relationships with Tenants, Facilities Managers, Asset Managers and Clients
- Inspect properties regularly to identify issues, instructing necessary repairs
- Coordinate with the FM team to ensure timely completion of tasks, ensuring Health & Safety compliance at all times
- Ensure properties comply with regulations and property standards
- Ensure collection of Service charge rents within agreed timescales
- Address Tenant complaints and resolve conflicts efficiently and effectively, to ensure Tenant satisfaction and retention
- Ensure strict compliance with Health & Safety regulations, providing a safe environment for Tenants and visitors
- Review Tenant applications and process accordingly in line with lease provisions
- Work alongside Asset Managers, providing relevant advice and input into Asset Management and ongoing pro-active property maintenance initiatives

Qualifications / Requirements
- Degree qualified
- Full, clean UK Driving Licence
- MRICS desirable
- Minimum 5 -7 years postgraduate commercial property management experience
- Strong understanding and experience of Service Charge Management is essential
- Strong understanding of property management legislation and regulations specific to the type of property being managed, across all sectors
- Excellent communication, negotiation and interpersonal skills
- Capable of working with autonomy, with excellent task and time management skills
