An opportunity to help develop a growing commercial property practice while working flexibly as part of an experienced and values-led team. Our Commercial Property team is busy and growing. We are looking for an experienced commercial property solicitor to add capacity and expertise, support the existing team and help us continue to develop the practice. You will take responsibility for your own matters, work directly with clients and have the opportunity to influence how the team grows.

Artington Legal is a boutique business law firm founded in 2012. We advise SMEs, fast-growing businesses and UK subsidiaries of internationally listed companies across corporate, commercial, employment, commercial property, regulatory, intellectual property, privacy and data matters.
Our lawyers bring experience from major London and regional law firms as well as senior in-house roles. This helps us look beyond the immediate legal question, understand the client's commercial priorities and give practical advice in clear language. Much of our work comes through recommendations and long-standing client relationships.
We are ambitious for the continued growth of the firm and want Artington to become a destination law firm for SMEs. That growth depends on attracting experienced lawyers who want to contribute ideas, build trusted relationships and help shape the firm as it develops.

We are a remote-first firm and this role will be home-based, with occasional meetings in London. We give experienced lawyers meaningful autonomy while encouraging them to draw on the knowledge and support of colleagues across the firm.

The opportunity
This is a role for an experienced solicitor who enjoys combining technical property expertise with practical commercial advice. You will manage a varied caseload with a high degree of autonomy, while working closely with colleagues and contributing to the development of the Commercial Property team. Although we currently envisage this as a consultancy position, we would consider an employed role for a candidate who can demonstrate an established client following.
What you will do
- Manage commercial property transactions from instruction to completion, including acquisitions, disposals and refinancing of commercial premises.
- Draft, review and negotiate commercial leases, licences to assign, licences to alter and deeds of variation for landlords and tenants.
- Acting for landlords, tenants and operators across the licensed and leisure sector, including pubs, cars and hospitality venues, advising on acquisitions, disposals, leases, assignments, renewals and related landlord and tenant matters.
- Advise on landlord and tenant matters, including lease renewals under the Landlord and Tenant Act 1954, rent reviews, dilapidations and service charge disputes.
- Handle due diligence and title investigation, searches, enquiries, Land Registry applications and SDLT returns.
- Advise on property development matters, including option agreements, conditional contracts, overage provisions and related construction documentation, as well as secured lending transactions.
- Work directly with clients, agents, surveyors, lenders, borrowers and other advisers to move matters forward efficiently and keep clients well informed.
- Support paralegals and colleagues where appropriate by reviewing work, sharing knowledge and providing constructive feedback.
- Contribute to the growth of the practice through strong client relationships, networking, marketing activity and identifying opportunities to introduce clients to other specialists within the firm.
- Maintain accurate files and meet the firm's regulatory, compliance and risk management requirements, including SRA and anti-money laundering obligations.

What we are looking for
- A solicitor qualified in England and Wales with at least five years' post-qualification experience gained in a strong commercial property or real estate practice.
- Broad experience of commercial property work and the ability to manage a caseload independently with appropriate support when needed.
- Strong knowledge of landlord and tenant law, real estate finance, Land Registry practice, SDLT and general commercial property principles.
- Excellent drafting and negotiation skills, sound judgement and close attention to detail.
- Commercial awareness and an ability to turn legal analysis into practical advice that helps clients make decisions.
- A client-focused approach, with the communication and interpersonal skills needed to build confidence and lasting relationships.
- A collaborative manner and a willingness to support colleagues, share expertise and give constructive feedback.
- A genuine interest in networking, business development and helping to grow the practice over time.
- Strong organisation and time management skills, together with confidence using Microsoft 365 and case management systems in a remote working environment.
- High ethical standards and a clear understanding of professional, regulatory and risk management responsibilities.
