We are Hiring: Commercial Property Surveyor

Location: Swindon, Wiltshire

Contract: Temporary

Rate: £248.29 per day

Role Overview

Swindon Borough Council is seeking an experienced Commercial Property Surveyor to manage and deliver property management and asset management services across a diverse commercial portfolio of approximately 300 properties, generating around £7.5m in annual rental income.

Key Responsibilities

  • Manage a diverse portfolio covering retail, office, commercial and industrial properties.
  • Undertake property valuations, rent reviews and lease renewals in line with RICS and relevant public-sector standards.
  • Manage commercial lettings, lease negotiations, renewals and ongoing lease administration.
  • Analyse market evidence and negotiate rent reviews, including preparing cases for independent expert or arbitration proceedings where required.
  • Advise on acquisitions, disposals, development and regeneration opportunities.
  • Negotiate easements, wayleaves, licences and rights of way.
  • Provide strategic property and asset-management advice to internal service areas and project teams.
  • Review leases, licences, title documents and land ownership records, using GIS where appropriate.
  • Maintain accurate property records, comparable evidence and commercial property databases.
  • Work closely with Legal Services, tenants, consultants, elected Members and external stakeholders.
  • Prepare clear reports, briefing notes, recommendations and property appraisals.

Essential Experience & Skills

  • Significant experience in commercial property/estate management.
  • Strong practical experience of valuations, rent reviews, lease negotiations and lease renewals.
  • Experience of property acquisitions, disposals and asset management.
  • Strong understanding of landlord & tenant matters and property documentation.
  • Excellent negotiation, communication and report-writing skills.
  • Ability to work independently, manage complex cases and provide commercially sound recommendations.
  • Good IT skills, ideally including experience with GIS/property management systems.
  • RICS membership (General Practice) is desirable, or equivalent relevant experience.
  • Full UK driving licence and ability to undertake site visits.

Ideal Candidate

A commercially minded Property Surveyor / General Practice Surveyor with strong hands-on experience managing commercial property portfolios, particularly someone confident in lease management, rent reviews, valuations and property transactions. Local authority or wider public-sector experience would be advantageous.
